Purchased for $4.6 million in October of 2018, the contemporary Noe Valley home and cottage compound at 680 Douglass Street returned to the market price at $4.795 million last month.

Built in 2013, the main home on the front of the lot, with a two-car garage and “gym,” is outfitted with four bedrooms, including a top-floor suite with a spacious bath, an abundance of built-in storage, a balcony and views.

The home’s kitchen and dining room open to a protected and landscaped patio, behind which is a two-level cottage, which was built in 1909 and renovated in 2013, with a new lower level theater and half bath, “perfect guests/au-pairs/income.”

And the re-sale of 680 Douglass Street has now closed escrow with a contract price of $4.995 million, representing total appreciation of 8.6 percent over the past three years on an apples-to-apples basis for the contemporary Noe Valley home and cottage or roughly 2.9 percent per year.  The Case-Shiller index for Bay Area (“San Francisco”) home values was up 26.8 percent over the same period of time.

  1. the 2nd floor looks like they attached a WW2 machine gun emplacement to the front of the house. main house looks nice otherwise, though can’t say much for the 1970’s decor in the “theater.”
