Priced at $7.8 million in 2012 and having flirted with foreclosure for years, 450 Ridge Road returned to the market earlier this listed for $4.995 million and has just closed escrow for $4.4 million.

  1. Wow, I thought it was some kind of new architecture for a church, or a high end yoga/meditation studio. But I agree it is the epitome of NorCal high-end low key luxury living. Very unique. Congratulations to the new owners.

    1. That church was designed by E. Fay Jones. And while he *was* a Frank Lloyd Wright apprentice, his work absolutely stands on its own.

  2. Neat house. The exterior seems more successful than the interior. 7,000 people sleeping outside in tents under freeways in SF, houses with private indoor waterfalls in Marin. Bay Area is an odd place. Not sure I get our development policy.

  3. I think this is the “scoop” of the year. The lot is worth $3mm and any kind of suitable replacement building would be at least $1.4mm (the windows here are probably a $400k item). A little creative re-imagining of the place for family living, plus a pool (say $1mm budget) could make this thing an $8mm+ place. The design aesthetic is surely a deal breaker for many people, but I think it could be made to appeal to a lot more folks. And if you like the style, no way you could replicate it for anywhere near this price.
