The sale of the two new South Park condos in the modern four-story building which has replaced a former two-story home, “with no discernible architectural style,” at 147 South Park have closed escrow with a combined contract price of exactly $8 million: $3,005,000 for the second floor unit #1 and $4,995,000 for the penthouse unit #2.
With 147 South Park #1 measuring roughly 2,150 square feet and 147 South Park #2 measuring 3,150 square feet (not including its roof terrace with outdoor living room and saline hot tub), it’s a combined 5,300 square feet of living space which sold for an average of $1,509 per square foot.
And with the sale of the two condos closing on the same day, and represented by the same buyer’s agent, it’s quite possible that the two units which feature open floor plans, high-end finishes, and an elevator which connects each unit to the garage with one parking space per unit below have been purchased by the same person with plans for a modern $8 million South Park compound with parking for two.
Regardless, even if the sale of the two units weren’t connected, the sale of 147 South Park #2 for $4,995,000 breaks the previous record-setting price for a South Park condo which belonged to the three-bedroom penthouse unit #407 atop One South Park, a 2,659-square-foot unit which quietly sold for $3.5 million in 2011.
That being said, if a plugged-in reader is correct, the owner of 1 South Park #407 has purchased the unit next door. And if the two units were combined, the effective price would be around $4.9 million as well.
I love this line: “with no discernible architectural style” — when in doubt, skip architectural styling all together!
I wonder if any houses in the neighborhood will now “mirror” (get it?) the style?
