2299 Market Street: The Icon

Having filled the decades-old “Hole in the Ground” at the intersection of Market, 16th and Noe and been dubbed the “Icon,” the five-story building that rose at 2299 Market Street opened in 2013.

And in August of 2013, the purchase of unit #204, an 820 square-foot one-bedroom on the courtyard level “for more expansive open space & common area seating for entertaining or simply lounging,” with a deeded patio pad and parking space in the building, first closed escrow with a recorded contract price of $782,000.

Just listed for $895,000, or roughly 14.5 percent more than sixteen months ago on an apples-to-apples basis, 2299 Market Street #204 will be the first resale and a closely watched benchmark in the building and neighborhood.

  1. This is by far the most attractive of the new wave of apartment/condo construction in the area. I watched it being constructed – it’s not flimsy stick built. Hopefully the HOA will be diligent in maintaining the exterior. It’s amazing how the photo conceals the awkward noticeable tilt of the Muni overhead wire utility pole on the corner.

  2. I wouldn’t call it attractive on the outside, but that’s taste. But It does seem to be solidly built. The “private” patio is a bit odd. Nice to have outdoor space, but that little private square of deck feels very odd. It would have been nicer to create one walkable roof surface, rather than those funny islands.
