680/690 Folsom
We first showcased the proposed redesign of 680/690 Folsom back in 2008. In 2010, an equity partner in the project deeded their interest in the building back to Wells Fargo but has since been replaced by Rockwood Capital. And now, TMG Partners is expected to start the $87 million renovation of 680/690 Folsom in two months.
690 Folsom: Redesign Rendering
The renovated building will yield 505,000 square feet of commercial space and a new public plaza on the corner of Folsom and Third streets, “where there eventually will be a new 15,000-square-foot retail or cultural building constructed” (see rendering above).

    Thanks for the update – I work near this building and have been hearing jackhammer noises and seen surreptitious construction activity, and was wondering what was going on.

    i’m really looking forward to this project. I work at 55 Hawthorne across the street and the property in its current state is a complete eye sore!

    This is excellent news. It’s about time this building/intersection was utilized. It will make the neighborhood much more attractive. But whatever happened to Moscone Center taking it over?

    EH – no, it was under construction for a while – completely gutted, a piece of the new facade placed out front, etc. Then it all stopped dead, probably when it was given back to the bank. The construction I’ve heard is only in the past 4 weeks or so.

    Thanks for this post. Been wondering what was going to happen to this corner. Can’t wait for it to be complete. I live a block and a half from here and I think this will help clean up beautify the neighborhood! Now if only we can go down past 5th and Folsom and do some updates!
