According to a “plugged-in” tipster, the Soma Grand “VIP priority purchase” is tomorrow (5/12/07) starting at 10AM. “Selection priority is based on the date we receive your loan approval and your attendance at the sales office.” And yes, it’s ahead of the public (non-plugged-in) release.

  1. Living within earshot of the sales office’s parking lot (on Minna between 6th and 7th), it will be interesting to hear the observations about my admittedly-schizophrenic neighborhood.

  3. I believe move-in date is Oct/Nov. Their pricing was a bit higher than suggested when I first visited the sales office in March. All of the good 2 bedroom corner units and east facing units were reserved in friends and family save one or two lower units. Overall, the neighborhood killed it for me. Clean up of 6th street won’t happen overnight and there are too many shady porn related stores around there. I also did a check on Megan’s law for 94103 and it wasn’t pretty. That all being said, the Trinity building should be a huge plus for the area and after 3-4 years it can be a cool city neighborhood.

  4. I hope someone will report back on prices. This project will be an excellent test for the current “health” of the condo market.

  5. Wasn’t able to get a full price list or anything but the available East facing units were around $800+ psf on the lower floors. Factor in the $550-650 HOA and its one pricey ticket. This is for the 1-bedroom units. I pretty much gave up on the 2bd after that.
    I’m rather perplexed by the pricing considering the neighborhood and materials but they probably know something I don’t.

  9. What are the average HOA fees if you decide on the package that includes the housekeeping service? My primary concern if I chose that building would not be the free coffee or concierge, but instead is there security officers protecting the building and garage?

  11. I went by the sales office a few days ago and a huge percentage of the building is already reserved, including all the large units down the middle facing east. However, the sales person I spoke to was pretty frank when she said that the true test is when the reservation payments go into contract. The corner two bedrooms facing SE were starting at around $1MM. I think the cheapest 2 BRs were starting around $780, but they faced NW, facing the upcoming Trinity Plaza
