Purchased for $7.6 million in early 2006, the 6,500-square-foot “Villa Tara” at 12 Tara Hill Road in Tiburon returned to the market listed for $10.9 million last year.
Reduced to $9.5 million and then withdrawn from the MLS this past March, the four-bedroom home, which features sweeping bay views and a cabana adjacent to the courtyard swimming pool and spa, was listed anew with an undisclosed address, an official “1” day on the market, and no history of any reductions for $9.25 million in June.
Further reduced $9 million in July and then to $8.5 million in September, Tara Villa was listed anew for $7.95 million this morning. And yes, with an official “1” day on the market and no official record of any reductions according to all MLS-based stats and future reports.

That is one pretty house.
This must be an outlier. prices have not remained flat since 2006 – not by a long shot.
I assume the price is set at this 2006 point to trigger a bidding war and, who knows, maybe they will get close to the 8.5 million they previously asked.
Perhaps the buyer in 2006 overpaid significantly (at that time) for this place which could be skewing things too. As in maybe the place was really worth 5.5 million then and the purchaser at that time exhibited irrational exuberance.
The interior is looking very dated. In 2006 it was probably still considered fairly fresh.
Lovely house in general, but I agree the interior could use a refresh.
UPDATE: The list price for 12 Tara Hill Road has just been reduced $255K to $7.695 million. Once again, the “magnificent Mediterranean inspired estate” was purchased for $7.6 million in January of 2006.
