Listed for $10.9 million eight months ago, the asking price for the “Villa Tara” at 12 Tara Hill Road in Tiburon was reduced to $9.8 million in October and then to $9.5 million at the end of the year.
Withdrawn from the MLS this past March, the 6,500-square-foot villa was just listed anew for $9.25 million, with an “undisclosed address,” an official “1” day on the market, and no history of any reductions according to industry stats and reports.
In addition to the four-bedroom home, the “Santa Barbara Style Estate,” which was purchased for $7.6 million in 2006, features sweeping bay views and a cabana adjacent to the courtyard swimming pool and spa.
I just don’t get the preoccupation with disclosure of Days On Market on SS. While an unrepresented person may be fooled by some agent’s tactics, any buyer’s agent worth working with will research the DOM count and justify its history for their client.
The issue is that the re-set listings are then aggregated into average Days on the Market (DOM) stats, and movements in the average DOM are then presented as insight into the strength of the market.
UPDATE: The list price for 12 Tara Hill Road has just been reduced another $255,000 (3 percent), now asking $8.995 million for the Villa which was purchased for $7.6 million ten years ago.
UPDATE: 12 Tara Hill Road has just been listed anew for $7.95 million.
