Purchased for $1,290,000 in 2009, unit #202 at 74 New Montgomery (“The Montgomery“) is back on the market and listed for $1,650,000.
The 1,531 square foot unit features two bedrooms and two bathrooms.
Another “two” that sticks out (and not only because it’s listed in ALL CAPS): there are two deeded parking spaces for the unit within the building, a building for which there are fewer parking spaces than condos above.
They bought at a good time! Pretty excellent-looking place. If this only goes for asking, then the 28% gain over 5 years, about 5%/year, would actually under-perform by quite a bit.
In view of the city’s mad policy against parking, these two spaces may soon be worth as much as the apartment itself.
But according to the Biketopia experts, these two parking spaces will sit empty since it is such a “transit rich” area and biking is so much more enjoyable.
I haven’t driven or owned a car since I moved to SF 3 years ago. I’m renting out my parking space 🙂
I _planned_ on bike commuting when I moved here in 2001. Three different places of employment, all within 1 mile of my home. I fill up once a year. You can decide your own fate, to some extent.

The sale of 74 New Montgomery #202 closed escrow today with a reported contract price of $1,850,000 or $1,208 per square foot, roughly 43 percent appreciation since 2009 on an apples-to-apples basis.
