In general, sales activity in San Francisco’s luxury real estate market has been heating up. Then again, activity and appreciation aren’t necessarily the same thing. And “in general” isn’t necessarily all that comforting when you’re “in specific.”
A few specific reductions for properties that might look familiar: 1 Florence Street #6/1 – just reduced $400,000 (8.9%); 990 Green Street #6 – recently reduced $505,000 (7.8%) and now listed 12.9% under original asking; and 1800 Gough Street Penthouse – recently reduced $255,000 (5.4%) and now listed 23.2% under original asking.

  1. I’m loving that built-in espresso maker in 990 Green. Anybody have any experience installing/using one? Recommendations?

  2. Oh yes, we have one of those at work. It’s by Miele and it’s amazing. I can’t recommend this thing enough. Press a button and you’ve got a single, double or triple espresso. Then if you like lattes, the frothing wand makes great foam. I look forward to this every morning. It basically maintains itself. It’s a genius. I’m only going on about this because no one is talking about the houses.

  3. I want one too, though it would destroy the basic carrot/stick of my existince: espresso when you get DOWNTOWN, not before.

  5. Since the thread’s already off-topic, I just wanted to point out the appropriate irony about using words like “froth” and “foam” while discussing luxury real estate in the city.

  6. Just wanted to comment on the kitchen with Miele Espresso Machine. I am so happy to see a kitchen that is modern without looking like a bio-laboratory. So many of the new condo kitchens are way too cold and antiseptic for my taste. I want to live in a modern design, but not a machine, for don’t forget, Meis lived in a Victorian apartment across from his first glass towers on Lake Shore Drive in Chicago.
