A “plugged in” reader shares price quotes for 15 condos in The Infinity from last August (2006) and can’t help but wonder if there have been any changes over the past seven months (other than the short lived reductions we caught last November of course).
And while we added unit size (based on pdfs from The Infinity’s website) and associated price per square foot, we must also reiterate that these are not official price quotes from The Infinity sales office.

  1. Prices remain firm with the exception of some of the lowest floors or midrises. Most of the upper floor view units are reserved though the few that remain are priced well over 1000/sqft.

  2. That’s why I chose One Rincon. I could get something there for under 900k with a balcony. The cheapest unit here is 960k and it is in the mid-rise with no views.

  3. I don’t think the list of prices encompases the entire range of prices at The Infinity. I know there are a number of 2 bedroom units available for below 900k. In fact, I think there is a 6th or 7th floor ( don not remember) unit in the tower that is two bedrroms for $800k even. No balcony on that one though.

  4. This is only partial list way back in August. There are units 900k or less with a balcony. It may not be a high view floor, but the location itself can command some premium over other developments near a freeway or the bad part of Mission…

  6. Anon 11:45 AM: My floor numbers could be off, but I’m sure about the price. I just bought a unit there and was considering them. I ended up paying a good bit below 900k for two bedrooms (still no balcony for me though).
    Sometimes I wonder if the infinity would do best to just publish their price list. It seams like a lot of buyers are under the misconception that everything there is $900+/sqft. I’m sure most are, but I was shopping in the 700-800/sqft and had a good number to choose from.
    Sometimes too much secrecy hurts. They also were weird about not wanting to email out any pictures that they had from the windows of the building. I wanted to see what my view would look like before signing a contract. I also wanted to email the pict to some friends and family for input. Luckily when I cam in to view it on their computer, as they required, I noticed that they were accessing a web site. I memorized the address, hit the site at home, guessed at the password “infinity” (LOL), and was able to share the pictures with my family and friends. Had I not been able to, I would not have purchased.

  7. Oh yeah…I heard they still have a corner unit on the 26th floor for not 1.2m, not 1m, not even 700k but….600k. So rush into the office everybody now for this very limited deal of a life time. Wait, I also heard if you go in the next 10 minutes, you’ll receive a free lamborghini.

  9. I’m not familiar with pricing at the Infinity but at first glance those numbers are definitely eye-popping for moderately sized 2BD/2BTH units. For me, I definitely think there is better value elsewhere in the city. I wonder how many people who are buying at the Infinity have actually lived in a high rise building. I have; and after the first month the views become less and less awe inspiring and you start to realize that there are certain practical realities in living in a 2BD/2BTH unit. For most I imagine this is a lifestyle choice. The location is fantastic.

Like thwe above poster mentioned, the views can get old and may not be wortht he extra cash, so I opted for a lower unit without the great views. I’m pretty happy to have paid a reasonable price for the location and building ammenities. I just hope that, when I’m ready to sell, someone else will think the same way I did, and not opt for a more expensive unit with a better view.

  11. I can’t believe people continue to discuss The Infinity and One Rincon at the same time. The Infinity is a beautiful building in a great location whereas One Rincon is easily the greatest mistake the SF planning department ever made…an atrocity that blights an otherwise worldclass skyline.

  12. Infinity’s architecture certainly merits appreciation. For those that haven’t looked lately, their midrises on Main street is coming together very well with it’s large floor to ceiling square windows.
    When all is said and done a few years from now, I believe Infinity will become one of the premier developments in all of Rincon Hill/Soma/South Beach. The location itself is premium…

  13. I just signed the contract for one of the non-corner 2br/2bth. The Sqft changes depending on whether you look at the web site or the pdf, but it is between 1,100 and 1,200. Although it has a courtyard/midrise view, I could not beet the location, price per Sqft, and building.
    I agree with the above poster, that The Infinity needs to get out and advertise to agents about their prices. Mine tried to discourage me by saying that everything there would be $1 mil plus; needless to say I went on my own and was pleasantly suprised.

  14. The only thing people don’t realize is that most of the views from first tower at the infinity are going to be blocked. It is a beautiful building in a great location but the location unfortunately will be in the one of the most dense areas in terms of high rises on Rincon Hill. Tower two and the other Tishman development across the street will hide tower one. I think the best units will be on the east/south east corner of tower two.

    You have go to by the PDF file. The website is incorrect. You got a good deal Tom and yes can’t beat the location. I got a corner unit on the upper floor. View is fantastic, but I paid little under 1000/sqft.

    It’s across the street from Infinity on Folsom between Main and Beale(going away from the bay). It’s the large parking lot and low rise building that’s currently a Post Office processing center or something like that…
    Tishman has exclusive rights to develop there though they could always delay/postpone depending on market conditions. They aren’t scheduled to break ground till 2010 or 2011…

    Sore sport, oh I mean sore arm: Why even try to ruin this thread by starting a One Rincon vs. Infinity battle? In any case, I think it is just because they are in close proximity to each other and are both being built at relatively the same time. It is natural for people to compare them. And NO, this post has nothing to do with my opinion of either building.

    I heard you can negotiate some minor options, like wood flooring in the living room, but they’re aren’t bending much. Especially with things picking up lately… Maybe that’s the reason for raising prices. They mentioned the price hike at the broker’s party at the ST Regis last week.

    last time I went, I asked for pricing of one bedroom in the tower(800k) and didn’t ask about the smaller building.

  26. The midrises are probably selling slower than the tower. Folks seem enamored with the tower for obvious reason.
    But the 1 bedrooms in the midrises are actually pretty nice. Most has a good size den/office and a large closet in the hall. If you can grab one for around 600-700K, that’s not a bad deal.

  29. I think the game being played in San Francisco of not releasing prices on units in new developements is so 2003-2005! Every morning my New York Times shows advertisements for new residential projects more prestigious than Infinity and more expensive, yet they have no problem telling you information you should have. Go to the websites of some of these Manhattan projects, you can click on the floor, view, general information on the unit including the PRICE. How Imaginative! I have noticed this is also the case in Los Angeles and Chicago. In Chicago there is not an emphasis on preview parties, cocktails and spectacular models. My firm consulted on one 68 story Chicago project that is now completely sold and in the same price range as Infinity, there was no parties period, the sales office was rather plain without flashy furnishings and lighting but the pricing and floorplan of every unit was handed to you in a complimentary folder as soon as you walked in as well as online. The attitude in Chicago where there are far more choices available is that it is saving the time both of the buyers and the developers sales staff (as well as the agents).

  32. So, I take it that no one knows of any price changes from the list in August? Maybe they really are going to start bumping up the prices. There is still a long way to go before they finish construction.
    Speaking of construction, does anyone know what the recent estimates are for finishing the infinity and 1Rincon?

    I don’t think anyone will be able to move in until there’s a certificate of occupancy–so everything will need to be done before anyone can move in.

Or as we reported last October, “Floors 8-27 will be ready for closing and move-in sometime late 2007.     The cranes will be gone – they’ll be working to finish out the interiors of the building not the exterior. Of course when they start construction on the second tower…

  40. The order for the finishing materials for the lower floors will not be made by the designer until late April, so I’m thinking the builder’s web site is a little ahead of itself.

    I have found the practice of publishing prices vary from development to development. Some developers are extremely transparent and will provide pricing for the current release, and others can be considered downright deceptive, changing pricing seemingly on a whim.
    That said, it’s very difficult for a developer in this environment because they don’t want disgruntled customers who feel they have overpaid, based on other sales in a building. This wasn’t an issue 2 years ago when prices were skyrocketing. For instance if customer A pays $900,000 for a 2BD/2BTH on the 9th floor of building X and customer B pays $840,000 on Floor 10 for exactly the same unit one level higher, the developer is in an awkward position. That’s one reason why most developers are so reluctant to drop prices. (If I was one of the first buyers at the Palms I would not be happy with all the current pricing reductions and incentives that are being offered!)

    The crane will be gone but there is one stack where a service elevator will still be attached to the building. No one in this stack will be able to move in until the elevator is removed. I think it is Stack 01.

  43. We just came back from the Infinity’s office. They are fixing the square footage on the website as we speak. So yes some of the current numbers are wrong and will be corrected back to what they were in the beginning. (The corner units are indeed 1317 sq.ft.)
    Their tower units moved rather quickly in the last a couple of months. Most higher units are gone. Some lower level and mid-rise units are still available. Prices have not dropped. I have a few prices here. But there is no point posting because what you saw above reflect their current prices very closely.
    I see that many are asking about their prices. Why not just make an appointment and have a nice chat with their sales people? They won’t bite. People have very different feelings and opinions towards this project. But one thing for sure is that their sales group is one of the classiest and nicest team I’ve come across with in the city.

  44. At this point quoting Infinity’s price by $/sq.ft means very little for the sake of comparison. Because the prices on their remaining units stretch quite far apart due to very different floor levels and plan types. Most of them are either really high up or right at the bottom.

  46. For those that are too far from the infinity sales center, it can be tough. I have emailed them about 6 times over the last 2 months asking minor questions like whether a specific unit is available, when they expect to complete the project, etc. I have never gotten any response; not even to say they canot share the information. I’d consider making the trip, but not when they cannot even answer some minor questions before I decide to come.

    I concur. The Infinity sales team are the most friendly, down the earth team I’ve seen in this city. Katie and Leo are wonderful, the kind of people you don’t mind bringing home to meet the family 🙂

  48. I was told move-in is in Mid January and that the TreeTop structure located on Main street is the first building to be released. The Tower and the other Treetop structure are being release shorly after – within a few weeks at most.

  49. Has anyone heard what is going into the retail space? How much retail space do they have — I recall 2 from my visit in August.

  50. A high end grocery store and a high end restaurant. Not sure what high end is though. I asked if that was a whole foods and the guy looked like I had pooped on his shoes and said some other name I’ve never heard of. All I want is a Safeway!

  51. The grocery store will be similiar to the Bristol Farms in Westfield (but probably smaller). I forgot the exact name, but it’s a company from S Cal. I think the restaurant will be on the high end, not sure which one though.
    In addition, there will be some additional shops in the complex chosen specifically to support the residences, i.e. cafe, salon, etc…

    Please note some other developments in the area.
    1) The Tishman project on the 201 Folsom block – West of the ‘finty project. 2 twin 40 story buildings.
    2) 200 Folsom (kiddie corner from the ‘finity project @ Main. 2 story building there is being bought by the Transbay Joint Powers Authority. Site will be razed and a the temporary Transbay Terminal wlll be built on the entire block. Be prepared for a lot of buses rolling by the ‘finty’s front door from 2008 to 2014 while the perm site is built. After the temporary need – a 20 sory mixed use developement will be built on 1/2 the block, park in the middle of the block, and further developement on Howard. (20 story could go higher – if the City rezones the parcells to pay for the new Tranbay terminal.
    3) On the 100 block of Folsom – across from the ‘finity – current Sales center of ‘finty – developers are clammoring to get their hands on these properties & active discussions are taking place. I think the site has a 400 ft height allowance.
    All in all – a lot of construction in the area for the years to come.
    So in my opinion – best views will be to the south. Or above the 21st story facing north west (if that zoning stays below 200 feet -it actually might be 220 feet – mechanical allowance on the roof) on the future TJPA site.

    The north-east corner should still have some nice bay and city views though it seems most of the city views will be blocked by this new tower (the existing parking lot to the right of the sales center is probably where this tower will go).
    The middle units facing east will still have great bay views.
    The north-west corner has mostly city/twin peaks views. I don’t believe you can see the bay from here…
    And yes I agree when all is said and done, the south-west corner should have the nicest views of the south bay, some east bay, and some twin peaks views…

    Maybe you all can give me a better insight, I’m a little confused about where should I buy?
    Arterra is offering me a 10th floor approx 1100 sq ft @ $890K with great views plus 2 yrs HOA paid with appliances, infact I could save an additional $10K as my broker friend is willing to share the 3% comission.
    On the other end I like infinity too but its expensive 🙁 Does any one know what is the approx HOA there I think its $600 plus, infinity has great views too but any unit over 1100 sq ft is close to a million or more is it worth paying additional $200K to live at infinity?
    What do you guys think any pros & cons?
    Has anyone bought at infinity recently?

    I bought at arterra today after a lot of brainstorming, its just cheaper compare to infinity + 2 yrs free HOA at Arterra! BTW infinity HOA is $770 🙁
