11 million seems a decent price for an 7800 sqft home. However, I’m really curious about the inside. Even if it has been updated, it could be a real mess. Still, this could kill any hope of selling 2786 Broadway for the same price. I wonder if they’ll bring 2266 Vallejo back on the market for, say, 10?

Why is it that the trophy properties always seem to come up just as the market is headed south. Makes for an awfully tough choice on the part of a buyer.

Also, anyone buying a 10+ million property is (hopefully) not buying for an investment. These people are wealthy already and just want a showcase home. However, do rich people REALLY want a Divisadero address?
Obviously they DON’T want a divis address, which is why the property description goes on and on about how this is really a Vallejo home (and thus should be priced as one).
Zillow had it down as 6500 sq ft, not 7800.
As for the design being a mess, an architect has owned it for the last 20 years. What do you figure the chances are that its anything less than a showcase. Of course, the lack of photos in the property description could be a bad sign, or it might just be early.
2266 Vallejo; that property makes me laugh everytime I think what the seller/agent must have been smoking when they listed that property. There is another major project next door that looks to be nearing completion. Not sure if it will hit the market or if its being done to live in. Either way; 2266 Vallejo is a pretty sweet home. Just wish they would list it at more realistice ppsf.
My concern about this property is that the garden was replaced with a home addition. This could make for a fairly odd floorplan. The agent has had the house on her site for over a month now and no additional pictures have been added.
Shhh, but I’ve heard 2290 Vallejo IS coming on the market… However, I’m sure the owners spent at LEAST 5 million on that property, so it can’t come on for less than 14.
Finally, I think 2266 Vallejo could sell in the 9s. It’s really too bad that house now has such a stigma attached to it.
