The net number of single-family homes and condos in contract across San Francisco dropped 17 percent over the past week, which represents a typical percentage drop based on typical seasonality for this time of the year.
With the seasonal drop, however, there are now around 310 homes in contract across the city, which is 31 percent fewer than at the same time last year and the fewest pending sales in San Francisco since the second quarter of 2020, with an average list price per square foot of the homes which are in contract hovering around $950 (which is 13 percent lower than the average list price of the homes which remain on the market, the inventory of which has started ticking back up).
