Don’t know prices too well here, but damn, this place looks really nice and livable for $1 mil! Sheeet, I’m tempted to swap my 4/2 Condo in the mish for some modernist love. But guess then I won’t have a zillion eat options right out my door nor the centrality and urban atmospherics of the mish. I don’t know if I could handle living way up there, needing the car to go anywhere. Oh well, better stay put. Fantasy over.

Absolutely beautiful – albeit a bit unrealistically uncluttered. 1411 sq ft is also quite small for a 3/2. The wide angle lens essentially doubled the square footage feel aided by the wall of glass. Love it nevertheless…
Think of it this way: 1411sqft is about what my apartment would be if it had another bedroom and bathroom. This size doesn’t cramp everybody’s style.
too boxy for my taste. maybe the ceilings are not as low as they appear, however. i like the area too, especially if one likes one’s privacy. The price is reasonable, but not a steal by any means.

I think this is an example of where inflation has occurred in house size, and we’ve changed our expectations. I’ve lived in 3/2s that were more like 1050-1200, and the 1050 felt a little small (especially without a garage), but the 1200 never did.

I agree. My partner and I live with a pet in a 1400 sf 3/2. It is plenty big enough. I don’t get the house size fetish thing (allowing of course that families with kids do need more room). Otherwise – small is beautiful.
We looked at the place on saturday. The living room & deck is gorgeous, gorgeous, gorgeous. However, the beds & baths feel cramped. The kitchen made me want to knock part of the wall between it and the living room out so there would be a view into the living room and the deck beyond. (I know, sacrilege. But that’s what I felt.) The atrium is also a little… off… somehow, possibly due to the fact that there are two separate sets of doors (one in the hallway, one in the dining area) that force you to decide which ones to go through.
The impression that we came away with was that this is a house designed for living (i.e. swanky cocktail parties! 🙂 ) only; if you have hobbies, children, frequently work from home, or like to spend a lot of time in the kitchen, it’s not so great.
RE: the house size issue – we currently live in less than 1400 square feet. If the floor plan is well-designed, it’s no problem whatsoever. Unfortunately, I didn’t feel that was the case with this house.
Also of note: Jony Ive (!) was there looking at the place when we were. I don’t know how interested he was, or whether he was actually looking for himself, but I’d hate to be in a bidding war with a guy who probably has a giant room full of money to roll around in. 😀
I can’t understand why so many real estate sites use that awful UI for selecting images to view. As you move your mouse to try to click and image, it starts scrolling away from you.
I guess the design of the UI sounds good in theory, but once you try it, it’s bad. Didn’t the designer test it?

37 Cameo (nearby) is as ugly as 48 Turquoise is chic, but if 37C is indeed 3,892 sqft as listed, then it costs $295/sqft ($1,115,000).
It’s a pretty remarkable juxtaposition.

another neat feature about this house is that there is a walking path right next to it (in the middle of the block). it leads down to a woodsy walking path. the trail seems to lead into the ravine area behind the house.
This closed in late June for 1.072 according to Redfin. A pretty remarkable price/per sq ft–$765 if my math is right.
I wonder if this is a sq/ft record in Diamond Heights…
