Also according to the listing, there’s a possibility of seller financing (and no need for a pesky third-party appraisal) “for people with good credit history.”

Personally, I would be willing to pay a little extra just to get that address!
The cons:
– lot is small – 2000sq ft
– that alley is a bit ghetto
– can’t build multi unit condos (only SFH)
– many Asian buyers out. 1- wrong demographic, 2- bad luck!, and no, I don’t think those guys will appreciate ‘the irony’ of lucky 13…but maybe some ambitious hipster/builder will, as the irony is kinda cool.
A bit ghetto is an understatement. Security measures such as high fence, razor wire, lights, and cameras might be useful to protect the site during construction. The freaks come out at night.

as you well know, lots of professionals have been moving to the mish for years. It’s a diverse neighborhood, some streets better than others. But stereotyping it as you attempted is getting a bit old.

The address could be 2828 888 street and it would not get any interest from Asians.

13 is a lucky number in Chinese. Phonetically, it sounds like “must (1) rise (3).” Contrast this with 14, which sounds like “must (1) die (4),” and I think you will get an idea of which number a Chinese buyer would prefer. Some buildings in China skip both 13 and 14 when numbering floors : )

The lots on this alley are split from the 2500 sq. ft. lots fronting Treat. I’d be surprised if 13 Lucky really is 2000 sq. ft. Looking at the SFGov GIS, it looks like it’s parcel 052, block 6521. Which is more like it’s 1000 sq. ft…. which is pretty tiny.
My friend who lives in a hardcore part of Oakland ended up close to here one recent evening and swore never to go to this part of the City at night ever again. BART at Mission and 16th this is not. Blanket statements about Mission hipness, or recent testimony about this specific block at night? You decide.
Incidents occure on occasion in the mission. Their location is random. An incident occurrs near lucky/24 a couple of months ago. You can go there now, tonight or tomorrow night and it’s fine. I’ve lived in the mish since 2003, I walk around every day, and never had a problem. And many others who live here feel the same.
of course I know Revit. the drawings I see appear to be (badly) handdrawn……plus the initial facade design looks pretty damn u.g.l.y..

Meanwhile, this lot isn’t one I would invest in – mainly because it’s an over-priced and unflexible little [chunk] of land. But I wish them luck.

That stretch of 24th St is becoming one of the better eating places in the city. Pal’s Take Away is great for lunch, as is La Torta Gorda. Humphry Slocombe’s ice cream is my favorite in the city. Dynamo Donuts has excellent coffee and donuts. Looking forward to trying Sushi Bistro.
Had a great time around there at night, at Dia de los Muertos last week.
While I would use common sense in the area late at night, I think 24th St near Lucky is considerably more pleasant than Mission and 16th.
I remember doing an open house on this property years ago, and looking out the back window while wondering when that garage would someday be condos or a big house. My wonderment has now been addressed. This is a bit of a rough location, so hopefully someone won’t get in over their heads in construction costs.
“Preliminary approval” tag that needs to go away. It’s approved or it isn’t. It’s through neighborhood notification but it’s not through building or planning. Say what it is already. Enough.
well —– i can’t say whether it’s dangerous or not, but it is no secret that the Hell’s Angels “boss” was shot a block away, then ran or was chased and died on the street in front of the house adjacent to this lot — about a year ago.
The MLS listing for 13 Lucky has expired after 183 days without a sale.
Second time lucky? Back on the market for $10K less with an official zero days.
It’s been a while. Anyone have any news on this odd listing?
