Between the foundation work and new master bathroom since being purchased in August of 2006 for $1,895,000 the sale of 171 25th Street which is now listed for $2,295,000 won’t make for an “apples to apples” comparison (i.e., a SocketSite apple).
Regardless, we are big fans of the Arts & Crafts facade (and the light in that aforementioned master bath).

501 El Camino Del Mar just came on the market for $1.88M. 25th Avenue is not a great location. You’ve got all the cars coming up through the Presidio/Baker Beach area.

I think that arts and crafts is a great opportunity to further explore the style (Stickley, etc.). Mixing in a bit of modern is a nice touch (Bertoia chairs in the dining nook).
I personally find a lot of the furniture to be a bit bland, but it’s not offensive in any way. It looks like a place where a family lives. And that’s cool.

Who cares what they’re asking. What matters is how much they really get for it — assuming it even sells in this market.

love the kitchen and eating area, just my kind of furnishings. However, I’m not wanting a house in SF, but rather a high rise apartment. I’ve done the yardwork stuff all these years and don’t feel the need for a yard.
