  1. 2300 sq ft and only two bedrooms?
    also, I never quite bought into the concept of more bathrooms than bedrooms. Is there a real convenience to it, or is it just a relatively recent way to flaunt your $$?

  2. Having bathrooms for guests means you can leave your own bathroom a mess full of nasty shaving hairs and spilt toothpaste or whatever without having to share all that. That said, the poo-smear evoking wall treatment in the guest bathroom might not be the best choice. Also, any place like this that is clearly making a play for open and lofty space is going to have an unusually large total area.
    This unit would be much better with radiant heat instead of forced air and light ceilings used for indirect lighting instead of all those down lights. The ceiling is nifty, but all that dark color and noisy detail will tend to make it appear lower than it is.
    This is quite pretty, but for this much money it would be nice to get something more practical.

  3. asiago — Can’t tell from the pics, but it’s 2.5, and likely the .5 is a “common area” bathroom. If so, it’s a pretty responsible and restrained decision, since this place is built for entertaining!
    See how uninviting the .5 is (pic 12) — it screams “do your business and get out!” — great for parties! Note how the master bath is much more “come in, stay awhile” 🙂

  4. $2.5? There is no way this will sell for this much. It looks good – like the ceiling, but no privacy and on Berry. For $2.5? In a weak economy, some people will always have money, but this is way too much to ask.

  8. I love the wood ceilings, but the combo of the wood ceilings and wood floor and wood in the kitchen makes it seem claustrophobic, at least in the pictures. Like getting crushed in a wood sandwich or something. maybe it’s different in person. But the ceilings are absolutely beautiful. (perhaps it would have been different had they chosen a different wood color for the floor or kitchen)
    also 2BR IMO is a big no-no. at least have a guest Bedroom or a place for kids, just in case. I’m sure you could squeeze one extra teeny weeny BR into 2300 sq ft if you tried hard enough. the architecture these days is just so impractical IMO. bachelor pad or not, most people desire 3 over 2BR.
    But I love the place overall… very cool. It’s got great views of the water (will they keep them or will something be built to obstruct them?). I can see this neighborhood being really something 5-10 years out. It’s near downtown, has water views, sunny side of the city… it may really make sense IF it becomes what it is intended to become. always a big gamble. I’m not one to buy and wait around for 5 years for a neighborhood to change, but there are worse areas to wait the change.
    that said, it’s a lot of money to risk waiting for a neighborhood to change. looks like it’s already priced in as though it’s in a primo locale.
