While it was a fairly clean apple six months ago when listed for $1,389,000 (or a few months later for $1,369,000), this single-family home (with off street parking) in Lower Pacific Heights has been “TOTALLY UPGRADED” since.
That being said, the list price for 1515 Lyon has once again been reduced (now asking $1,275,000) as have its official days on the market (now four). Purchased just under two years ago (10/25/06) for the same ($1,275,000).

  1. this house has a great floor plan for someone who likes to entertain. I love that the master suite opens to the rear yard & it’s super private. it’s a great place and frankly I am surprised that it hasn’t sold yet.

  2. No garage or storage. What are you supposed to do with strollers, electric saws, bikes, surfboards, etc? Lug everything up to the attic? They should have built a storage locker when they did the upgrade.

  3. It doesn’t look like any sort of spectacular upgrade, probably no more than $50K (and there are NO permits), but it’s good to know that you basically get some modest upgrades for free when buying a property these days.

    Off-street parking does not mean garage. Yes, there seems to be a parking pad to the left, but that doesn’t get you any storage for gear. It’s a perfect house for a family with no stuff. 😉

  5. To the first poster Amanda J, are you actually Adrian J the co-listing agent? No worries, just curious, you just seem very impressed by a mediocre house in a mediocre area. A parking pad in that area is asking for repeated insurance claims. It’s also funny that the mls listing has no map or square feet. My guess $950k max. and still a reach.
    [Editor’s Note: We’ll vouch for Amanda (not being Adrian), and argue the area is far from mediocre.]

  7. The house directly to the left of this one is rather overrun with plants, which has got to impact the curb appeal of this one. I wonder if the downstairs was at one time a separate unit? The backyard used to be an odd two-level thing. Looks like they built some stairs to connect the two spaces.

  8. The inside look pretty nice with bright design kitchen and bathroom, one thing I don’t understand is why is the outside look so run down?
    Why not spend a little on the paint job outside and garden?

  9. I’d really like to see the floor plans. Those windows on the lower (basement) level, combined with the attic photo make me wonder if the bedrooms aren’t down there in the basement (with the direct access to the yard noted by a previous poster). Is that a bug or a feature?

  10. what is the building directly across the street from this house (looking on google maps)? I can’t tell. Also, I am not sure that being right next to a long row of garages for an apartment building is ideal.
    I currently live on the corner of Bush and Broderick and I love this neighborhood. Easy access to Fillmore, Laurel Village, and the JCC. Divis is also really great. However, I generally consider the block between Bush and Sutter to be less desireable (houses are more run down, closer to projects, etc.) than the block between Bush and Pine.
    Uncovered, off-street parking is way better than no parking, but definitely a price dropper.
    Even though the house seems pretty small, this seems like a great price for a SFH in this neighborhood. Just about a year and a half to two years ago the total fixer across the street from me on Broderick sold for around 1.3 mil and then flipped for 2.8. Prices have really come down. That worries me a bit. I’ll have to hold on to my condo a bit longer!

  11. @E, I believe the building across the street from this listing is a preschool called “The Little School”. As was mentioned above, the house next door to this residence is a dump.

  12. This place is nice and the location is great for someone that wants a central and lively area. The price has got to be an issue. Even if it seems fair, over a million dollars is a lot of money for a house and lenders are in a flutter at the moment. Letting the price slide, or just stay there for a little while, should get the unit moving.
    The outside may have been left alone in part because of the usual craziness that is unleashed anytime anyone threatens to touch the exterior of any building. Shingles like this are considered to have period qualities, but they also suck. That is just a wild guess.

    Since we are now at 2005 prices and headed for 2003 prices, i think i would wait on this one.
    neighborhood is OK. not great or bad, but very very windy. I used to live on the corner of Bush and presidio and this was my biggest complaint.

  14. i wouldn’t burn it down if it was given to me, but for $1.275MM, i’d sacrifice some space to get north of california; this area will only get rougher as times get harder (and to a worse degree than the ‘inner sanctum’ of ‘upper pac heights’).
