That’s actually a cool building, but I am pretty sure another unit in the same building sold last year for 100k+ less than that.
Agree with hotcrab…I’ve always liked this building too and the unit looks nice. Good location. I think the unit that sold for $100K less wasn’t a corner with all the decks..but that said, $800 per sq ft for a 1 bdrm loft in this neighborhood is just not going to happen.
Follow along with our 7 steps for any overpriced SoMa listing:
Step 1. List for the outstanding loan balance + real estate salesperson commission. No takers.
Step 2. Reduce the price slightly. No takers.
Step 3. Short sale. An offer or two, but the second mortgage holder won’t dance, so no deal.
Step 4. Foreclosure, quick sale at significantly under the prices of steps 1 and 2.
Step 5. Appearance as an “Apple” on SocketSite.
Step 6. The realtors who, when the property was listed and therefore represented a potential commission, “gushed” to their buyers on what a “wonderful” place this was, now come on to SocketSite and list all of its flaws, to try to point out how this sale is not really representative of the market.
Step 7. No one believes them and prices continue to fall.

3 private decks! wow. anybody know how big they are? that is rare indeed. the one in the pic seems very decent sized.
Hate the DR/Kitchen/Hallway Combo thing. No counterspace (unless you use the kitchen table as an island). it seems that something better could have been done with this space.

Step 6. This was a no commission deal, Buyer bought directly from the Owner, otherwise known as a FSBO – for sale by owner.
Does look pretty nice but at 1,000 sf, they should have figured out how to put in a normal staircase. Circular just doesn’t do it for me.
For a regular staircase, just extend the landing where the three risers descend to the living room and go straight up conventional stairs to where the spiral currently terminates. That’s what I’d do, if I could get this place for $100K less than asking. And re-do the kitchen to borrow space from the bathroom behind it and get room for an island plus dining table space at the windows. But not for over $700K…
