It’s not the largest space (floor plan), but it’s not a bad use of what there is (or was); we do like the setting (up the hill from Cortland Avenue and backing up to Bernal Heights Park); and we’re fans of the contemporary remodel (and wall of doors).

  1. Nicely done for the most part. But tiny, minimal storage space, and wrong side of Bernal to be asking $1.2 mil. Wonder what the total sq ft is?

  3. I agree cw says it’s “the wrong side of Bernal.” But look at that deck! And you want to talk about sunshine. Before anybody gets the wrong idea this is not my listing and I have no idea whose listing it is. It’s just that my girlfriend and I often go on walks over there, and these properties just south of the park are pretty sweet.

  10. Nice end-of-street location with the hill as your backyard.
    Just one question: BH Boulevard is (literally) a stone’s throw away. Doesn’t this make the place noisy during the WE? Plus what about the foot traffic from the hill? The path that goes from Gates to BHB is convenient for sunday hikers on their way to Cortland’s cafes but allows a nice view on your deck. I guess that’s the price to pay for a great location.

  11. And one other big plus: they can sell hot dogs from their grill on the deck directly on the street which is just a few yards away. That should help with the mortgage payments.

    As to BH boulevard being right there, yeah, I guess so. It’s a few lots up. And as to passerby bothering the owners, that hill is really steep.

  13. And a great feature is that the deck will allow you to see fluj and his GF pretty often. OK, you’ll have to figure out which ones of the 500 stangers that go through your backyard they are.

  14. Nobody’s gonna walk down that hill from the street. It is way too steep. OK, maybe some foolish people will every now and then. They’ll only do it once, tho. There are stairs on other streets.

    Look at MapJack all the way up the street. The dead end now features steps to BHB. I didn’t know they were adding those.
    The steps do not go through the backyard of 55 Gates (I concede this one) but it will definitely increase foot traffic (which makes up for the latter)

  16. Thinking about it, I wonder if the owners of 55 pushed for the new steps.
    If that is the case, then that’s a very very smart move, because anyone on the deck seeing the dirt path would think the same thing. If you divert foot traffic, this point is almost moot.
    But the hotdog stand will have to be on the front.

    It’s not for people who love complete privacy in the backyard, point taken. (Tho I think the steepness of the slope will offer more privacy than one might think.) Still, it’s very unique and I’ll bet somebody will probably love it. The rest of the house looks pretty nice too.

  18. The big selling point for me would be the deck (although it look bigger on the pics than on the floor plan). Sun, view. Niiice.

  19. You can actually see the cars on BHB from the deck – not on the photos of course. At least the homeless are going to be happy. Get to use the deck and grill for free every night while the million $$$ home owner is sleeping.

    Yes. The homeless will take devilish delight in preparing their delicious, odorless food that they carry around in their runnysacks. It must be odorless, so as not to awake the sleeping Bernal Heights millionaires. Because we all know that the homeless are actually all government agents with access to the latest synthetic foodstuffs technology.
