According to a seriously plugged-in tipster, the sale of 34 Presidio Terrace will close escrow this week (but no word on the contract price). A few additional factoids:
Was listed by Malin Giddins at 10.4. Has been on and off of the market a few times over the last few years.
Used to be the home of Mayor Joe Alioto, so served as the unofficial mayor’s mansion of San Francisco in the 70’s and 80’s. Was bombed in 1975 during a union strike in SF.
Beautiful house. Over 8000 square feet. Quarter acre lot. Great entertaining house while also being a very practical family house.
Buyer was represented by Steven Mavromihalis. Steven and Malin are two of the top agents in the city, and they were successful in getting the deal done…

I assume the owners fired Joel and Olivia after over two years of nothing and hired Malin, who managed to broker a deal in a couple of weeks without ever re-listing the house on the MLS. Maybe the owners of 2090 Vallejo should be taking notes.
Just out of curiosity, what kind of real estate commission would this generate? A basic 5% would be 500K+ Seems like something around 100K might be more reasonable.
@ fred, but it is all relative. The sellers probably don’t feel that way. They brought in Malin Giddings and she hit it out of the park. They had been trying to sell the property for years. What about the former listing agents who had it for two years and didn’t make a penny? How much did they spend in time, marketing material, etc? Don’t get me wrong. Five hundred K is a fantastic sum.
Gee, too bad we won’t have this data point in the MLS database. Sleepiguy – are you suggesting that the owners of 2090 Vallejo should dump Decker/Goodrich and go with a private unlisted deal with Giddins – or maybe cut their asking price to $10M too?
OK, Giddings “hit it out of the park”. But, again, what was the advantage of not listing in MLS? Does her rolodex provide better exposure? Was the buyer really unaware of this property before she got it? There are a total of 7 listings in San Francisco asking greater than $10M. 6 are in Pac Heights and the other in Sea Cliff. You could drive past all of them in about 5 minutes.
I really can’t say. We don’t know what sort of contacts these people do or do not have. You can’t argue with results, tho. Provided it closes of course.
She hits it out of the park becasue she is a STUD. How awesome is that; no MLS listing – endless days on the MLS and Malin comes in with a walk off home run. Thats why some people are studs – they can and do get the job done on a regualr basis.
I would be willing to bet that it wasn’t Malin’s rolodex or marketing that got the house sold. More likely a good job of convincing the sellers to get realistic on the price/market and convincing buyer’s agents to bring their clients back for another round of negotiations.

Wow, this reminds me of how small San Francisco really is. There are more 10m+ listings in one canyon of Newport Beach than in this whole city! I agree, that Malin gets the job done, and her office is very professional.
anoncomplainer – I see 10 listings in Newport beach at $10M+ and 51 for all of Orange County. Orange County has about 4X the total population of San Francisco – so the OC has about 2X as many $10M+ listing per capita as SF. Another reason for us to envy SoCal.
FSBO, where are you looking regarding Newport Beach? I just went on John McMonigle’s website and he has dozens. Maybe the previous post was including Newport Coast which a lot of people think is part of Newport Beach but is actually seperate. You have to register to get the whole list but there are a LOT of listings in that area over 10m. BTW, Newport Beach and Laguna are to Orange County the way San Francisco is to Hayward.
JohnMfan – My source was SoCalMLS. For the Newport Beach count, I asked for the city of Newport Beach only. The other count was the whole OC. I just checked Newport Coast and got 8 listings over $10M.
I just checked John McM’s site – pretty cool. But I queried on $10M+ properties and it returned a total of 48 throughout the OC. So I this is pretty close to the MLS count of 51. I would have expected some of these super high-end places to perhaps not be listed – but the most expensive property ($75M Portabello Estate) was in both sources.
