  1. How close are these to the Projects? If they are less than a block away, this would still be expensive imho.

  2. Anon, this building is one in from Mason St, and the projects (and Trader Joes) are directly across that street.
    I also can’t believe that they didn’t put in an elevator!

  3. I am sure it has nothing to do with the Keller Williams Red exterior. Who would want to look at that everyday? I am sure the neighbors cringe everytime they walk or look out their doors.

  4. The sellers here are pretty stubborn– only a slight price reduction after exactly zero sales in two months. They must have pretty deep pockets! I’d give ’em another 8 months until the whole project ends up in foreclosure.

  5. Just how bad are those projects? They certainly *feel* less intimidating than before the rebuild, but I wonder if crime stats bear that out? Thanks in advance.

  6. I thought it was funny that the neighborhood map still has tower records. The street it is on is really one of the most charming in the neighborhood.

  7. The newly rebuilt housing projects are only one block away from this. And this is really the “wharf area” as oppossed to north beach.
    I don’t think a single one of those 2bdr units will sell for over $750K.

  8. It doesn’t matter how pretty the city remade those projects. The tenents inside remain the same. Would you want to live accross the street from a 24/7 crime zone?
    As for the K/W red, well maybe that offers a clue as to their balance sheet.

  9. I took a tour of this place a couple of months ago. I was amazed at the prices they were trying to get, so I am not at all surprised to see they have made zero sales. Even with these price reductions, they” still sit, imo.

  11. Yes, these are overpriced for what they are.
    I used to live a few blocks from here. It is not the crime ridden area some of you are implying. I felt safer walking by this area than I did when I lived in SOMA. Two bedroom/two bath units have routinely sold at the Malt House lofts a few blocks away for $850,000 to $900,000.
    I would put these prices about $50,000 to $75,000 above similarly priced properties in the neighborhood. It’s not surprising they haven’t sold.
    Vanderwater is actually one of the nicest streets in that area because it has trees.

  12. Is it just me or do the “private” decks of the floorplans not match the photos? The hallway, specifically.

  13. The problem is next door. I lived across the street from 1992 until 2007 and love the location. The NB projects have been totally redone and are not a problem. However, this building shares – literally – a wall with the nightclub at 383 Bay Street. The nightclub is huge and extends all the way to Vandewater. It is noisy and VERY LOUD and, believe me, it generates more serious police calls than the projects do.

  14. I lived at 102 and I miss this place, the only problem on that street was me fighting all the time with my x-wife…and the club is great, spent a few nights there…
