Both the listing and photo gallery would benefit from some culling of the photos (which don’t do it justice). And the dual building setup isn’t going to be everyone’s cup of tea. But we’re big fans of 271 Prospect in Bernal Heights. And we have to agree, it’s an entertainer’s dream (especially on a sunny day or warm evening).

the 2500 sf quoted in the listing is “per owner”. city tax records show 1258 sf.
It’s two buildings separated by a courtyard on one lot. The front building is a 2 bed/1 bath and probably the 1258 sq.ft. in the tax records. The back building is another 1250 sq.ft. “per owner” with a bed, bath, and media room.
Bernal heights,that’s why its so cheap.
This is the beauty of San Francisco. There’s affordable housing for all. Not everybody has to live in Pac Heights. Bernal Heights is fine.

I have a friend who is now selling his condo in Pac Heights after buying a house in Bernal Heights– more space, and a yard for the dogs. But still not cheap.
Was the remodeling done with permits? I couldn’t find any recent permits on SFgov.
The Prospect house, as well as the recently featured Harrison St house in Bernal, went into contract just days after being featured by SocketSite.
This place sold for $1,350,000, $100,000 over asking.
