Buyers have started closing escrow and moving in to their condominiums at 235 Berry Street (we’d love to hear from some of the early settlers). And as best we can tell, at least 11 of the 99 units remain available for sale:
∙ 235 Berry #102 (2/2.5) 1,255 sqft – $847,900
∙ 235 Berry #108 (3/3) 1,338 sqft – $1,250,900
∙ 235 Berry #110 (3/3) 1,500 sqft – $1,315,900
∙ 235 Berry #114 (2/2.5) 1,255 sqft – $926,900
∙ 235 Berry #304 (2/2) 1,070 sqft – $750,900
∙ 235 Berry #308 (2/2) 1,420 sqft – $937,900
∙ 235 Berry #315 (2/2) 1,235 sqft – $889,900
∙ 235 Berry #405 (2/2) 1,235 sqft – $909,900
∙ 235 Berry #411 (2/2) 1,063 sqft – $957,900
∙ 235 Berry #414 (2/2) 1,420 sqft – $991,900
∙ 235 Berry #510 (2/2) 1,315 sqft – $1,216,900
Of the eleven units, only two (#110 and #411) appear to be holdovers from our September update. And the “mini-lottery” and demanding terms are definitely relics of the past.

∙ 235 Berry Street Sales Release (6/11/06) [SocketSite]
I think you are over stating the sales- the november 11/7/06 offering also has 314, 407, 413, 501, 503, 505, 507,508, 513,515.
The Nov offering didn’t have-304, 308, 315, 405 and 510.
And that doesn’t even include the 6 and 7th floor- to get to 89% sold one has to assume that they are listing all their inventory.
[Editor’s Note: We think you’re right, and we should have emphasized that “at least” (and downplayed the 89%). We’ll do some more digging (and welcome additional input from any tipsters in the know).]
That’s right, some units are not released yet and there are many in the 6th and 7th floors still available, you just have to ask the sales office specifically if you’re interested in an upper floor unit.
I wonder why #304 is so much cheaper? Also, how are these units comparing to the other Signature Properties condos at Broderick Place?
Interestingly, I was aware of an owner who was selling their place (I beleive its sold now) at 255 Berry to buy at 235 Berry late last fall.
They owned a unit facing the CalTrans station at 255 Berry (very nice I might add), but bought a place at 235 Berry facing the canal. I have to assume that the train noise and deisel smells were a little much, but they liked the area and the promise of what would go up on the other side of the canal (read: a better view than a train station and a building that is about ready to be under construction right in front of their living room window).
I see that the only lot still vacant in that area is 240 Berry Street. Does anyone know when that will break ground? That seems to have the most bold design of all of them.
