As promised, 1587 15th Street has officially hit the market. We’re partial to the 01 stack (we’re guessing that’s a picture from #301). And yes, only one bathroom (but also one parking space). Monthly HOA’s from the low $300’s.

  1. Wow, I take back my comment on the original thread about these coming to market well above $500K. Nice to see some more affordable condos, even if I might quibble with the planning of some units or the fenestration or elevations. I’m still wondering where the laundry is too, but happy to be proven wrong and to see more affordable units than the nearer $1M new stuff so prevalent these days.

  2. Let’s see…. 5 1/2 bathrooms for $8M or one bathroom for $600K? I think I’ll just save and save and save for those extra 4 1/2 bathrooms. I deserve them godammit.

  3. I agree with Tom finally an affordable project. I got a sneak preview the other night and I was pleasantly surprised to see such a nice product at the right price. The one bathroom didn’t bother me as it was very large and well finished as opposed to having two smaller dinky ones. One common laundry with coin machines which I guess is O.K. as it goes towards the HOA and keeps the monthly dues lower.

  4. New bathrooms are required to meet ADA standards, resulting in very large, very inefficient spaces. Adding another “dinky” bathroom would eat up more space and force the price up. These are starter homes, for individuals and couples willing to rough it with one enormous marble tiled commodious commode.

  5. I stopped by yesterday and was pleasantly surprised by how nice there are. The agent claimed that in the 3 hours that they were open, they managed to get 3 deposits, including #301 and #501.
    The units themselves were quite nice, and the 1BA didn’t really bother me that much.
    Parking was kind of interesting, in that a few of the spaces were stacked, requiring a mechanical elevator to lift one car above another into a single space.
    The surrounding neighborhood was a bit rough. There were a couple guys passed out face down on the sidewalk right in front. Might not be so great at night.

  6. These are just opposite my block, and is on one of the worst blocks in the inner Mission as far as open drug dealing/drinking/prostituion goes. I welcome these condos though and think our neighborhood can only improve. Even though I think they dropped the ball a little style-wise, (you’d think a “starter home” would try a little harder to get the young folk to bite) wish I could afford one.
