As we outlined this past August, the upgraded 1,400-square-foot Yerba Buena Loft unit #523 at 855 Folsom Street, which was designed by Stanley Saitowitz and is “one of the area’s most sought after addresses,” is outfitted with two bedrooms, two baths and a private 400-square-foot south facing terrace (along with a deeded parking space in the building’s garage).
Purchased for $1.515 million in September of 2015, the unit returned to the market this past July priced at $1.595 million, a resale at which would have represented total appreciation of just 5.3 percent for the unit since the third quarter of 2015 on an apples-to-apples basis.
Reduced to $1.495 million and then withdrawn from the MLS in September without a recorded sale, the unit was listed anew last month with an official “1” day on the market and an “original list price” of $1.45 million.
And this past Friday, the sale of 855 Folsom Street #523 closed escrow with an official “36 days on the market” and an “at asking” sale price of $1.45 million according to all industry stats and aggregate reports (but down 4.3 percent on an apples-to-apples basis versus its sale price in 2015).
If you like living in a morgue amidst the zombies that price is a steal!
The only thing that went to the morgue was the seller’s downpayment.
Nice that half of San Francisco can see what you are doing on your “private” patio. No thank you.
The “Unit” — with it’s low/dark ceilings, exposed pipes, harsh lighting and glorious gray/industrial starkness — is exquisitely unappealing.
