Priced at $12.5 million and listed as “one of the city’s largest, highest & most prestigious view Penthouses” back in mid-2016, following a major renovation by Saint Dizier Design, the 4,600-square-foot penthouse unit #2A atop the Four Seasons Residences at 765 Market Street ended up trading for $9.0 million in March of 2017.
And having returned to the market priced at $9.5 million this past July, a sale at which would have represented total appreciation of 5.6 percent for “the epitome of scale and class at the Four Seasons Residences” since the first quarter of 2017, the sale of 765 Market Street Penthouse #2A has just closed escrow with a contract price of $8.4 million, down 6.7 percent on an apples-to-apples basis over the past two years.
Keep in mind that the adjacent tower now rising at 706 Mission Street was recently flagged a new Four Seasons residential development, positioned to “complement the neighboring Four Seasons Hotel and Private Residences San Francisco,” as we first reported at the time.
Unfortunately, even with the nearly $40,000 a year in HOA costs (!!!), you still are on Market street and are greeted by the fresh smell of piss every morning when get to ground level.
In the mid-80s, my bother lived in an SRO near the corner of 6th and Mission. His rent was $250 a month. 30 years later one can spend $8,000,000 to live a few blocks away but the neighborhood hasn’t really changed that much. The sidewalks still smell of piss, the bums still hit you up for money, and the traffic noise is just as bad. Obviously you can’t compare his dump to this palace in the sky. But I still wouldn’t want to live there. But what do I know? I live in a house in Montclair with a yard on a twisty mountain road with no sidewalks. All of us make our own choices.
PS. I should also add that I will never be in a position to spend $8,000,000 on a house or condo.
World of difference between Sixth and Mission and Mission between Third and Fourth. Same goes for that stretch of Market.

I’ll also continue to enjoy my 15-minute commute to my job in downtown Oakland, and being able to walk to the grocery store, and knowing all my neighbors on a first-name basis, and keeping bees in the back yard, and growing tomatoes on my deck, and falling asleep listening to barn owls, and chasing the squirrels out of my orange tree, and making persimmon pudding with fruit from the back yard… Like I said above, all of us make our own choices.

Market Street is filthy. The homeless and drug problem is only getting worse. This is a boring location to begin with and, adding in the street/sidewalk situation, this building is hardly worthy of being called a luxury residence. Buyers are finally waking up and reacting with a “you’ve got to be kidding”. Not just this building but many others in SF.
Nothing says “Living large” like a master BR walk in closet that is larger than the servant’s bedroom.
Those interiors look like what would have happened if “The Room” had a higher budget for set design.
Give it a break it’s called urban living and I don’t think the homeless problem at that spot is bad. Mind you I’m an ex-manhattanite.
Having said that the interior is ok but nothing to write home about in this age of house porn. Whats remarkable is three walk-in closets in the master!
The wrap around view is great but with some buildings in the way. Others can look in esp in the evenings so you can’t be shy living here.
Again it’s urban living.
