While the 6,375 square foot home at 130 Sea Cliff Avenue has sold for a reported $13,000,000, down the street at 224 Sea Cliff Avenue the 5,552 square foot home is scheduled to hit the courthouse steps tomorrow with $7,983,898 owed on a 2007 era first mortgage for $6,000,000.
Owned by Brugnara Properties VI, a name which might ring a few bells (or perhaps bars), in addition to the foreclosing first, a note for $11,350,000 was added in 2008.
If you see some suits on the steps tomorrow, say hello to lenders number two.
It boggles my mind that banks are willing to give $6,000,000 mortgages. If you can’t pay cash for a house this expensive, you can’t afford it, the ongoing maintenance, the property taxes, the Downton Abbey-esque servants, etc.
If a bank is this stupid to write such a big mortgage, I’d be fine with that, provided once the bank goes in to financial distress, it was allowed to shrivel and die like the incompetent nincompoop it is, and not receive a taxpayer bailout.

i live in the neighborhood and this place is a dump. it all makes sense now. clearly the guy was never meant for the neighborhood. i will be happy once this gets foreclosed on and the new owners gut it and clean it up.
Now this is a property that could fetch 50% of $13M. There will be no cash bidders for this place on the courthouse steps. This is one of the few remaining homes on this block that hasn’t gone under a massive MM renovation. Only 3-5 more and that stretch of ocean front real estate will be fully transformed. I’m trying to think of some join the dark side joke but I’m not that creative right now.

To hell with 6 mil. That’s not actually entirely ridiculous for a market like this. I sort of agree with the “if you can’t afford it, you can’t afford it” thing, but there’s more to it than that.
What boggles my mind is that some ninny wrote an 11+ mil second knowing that 6 was already there. What were they possibly thinking? Who did they ask for the appraisal, the former owner of 830 El Camino?
So, someone pulled $17 million out of this place within a two year stretch. Jeez. I suppose I’d just hang around until they kicked me out and then chuck the keys at them too. They can afford to buy a pretty nice place all cash now I guess.

Luke has lived in Sea Cliff longer than 90% of his Sea cliff neighbors and “belongs” there more- so than any newbee, as Luke has completed over $2B of commecial real estate deals; according to records he purchased his house in the 90s from Cheech Marin…losers have hated on Luke for years because of his success…

Luke Brugnara has never had a foreclosure on any property he or his businesses have owned. Luke has completed a mind-boggling $2B worth of commercial real estate deals in SF and LV since 1992….Luke is certainly the most successful commercial developer San Francisco has ever had.. he currently owns one of the best corners on the Las Vegas Strip, right next to Wynn Resorts..that site alone is worth over $550M!!

We’re not targeting Luke nor do we wish for his demise. Roughly 69 percent of scheduled foreclosure auctions in San Francisco were cancelled in 2012 and the auction for 224 Sea Cliff Avenue could be as well, but for now, it’s still listed as Active in the system as outlined above.
This is exactly why Socket Site is going to be sued for libel by Luke Brugnara. S.F. con accused of not paying for $11M worth of art
Luke Brugnara, 50, was named in a complaint unsealed Wednesday in U.S. District Court in San Francisco. Federal prosecutors accused him of taking delivery of the art and then refusing to pay for the pieces or return them.
The dealer went into the home and “observed it was almost empty with the exception of two chairs” and had no artwork inside, Desor wrote.
Arrgh. What a hassle for the art dealer. Maybe LB confused the art for tenant’s deposits? Also noted in the article that he was convicted for poaching trout as well. He must feel that he’s above all laws.
I wonder if that’s how he paid off that second mortgage?! LOL. That is a heck of a scam if true. What a con artist!

I’ve heard him speak and it sounds just like him. This guy is absolutely pathological! It’s now 2015, and on 9/8/15 at 2pm, LuckyLukeBrugnara is scheduled to be sentenced in Judge Alsup’s courtroom for being found guilty on 6 of 9 counts to include mail fraud, wire fraud, escape & contempt. He was facing up to 115 years in prison for telling Rose Long he wanted to buy her art and put it in his museum. A museum he doesn’t own. He is destitute. I saw his entire trial. He’s a piece of work. He yelled at the judge daily, lobbing insult after insult to Alsup and Robin Harris, the prosecutor. He disrespected the entire justice system with his act of “defending himself.”
He put on absolutely NO defense. After telling the jury he would testify because he had “a lot to say.” He stalled as long as he could, then said nothing to defend why he stated he would buy someone’s $11M art collection for a museum when a year prior he filed reports with the court that he had nothing: no money, no assets, no income, no potential. One letter he wrote to a probation officer for her to include, or use for her own report, suggested he was likely going to have to be a high school coach because he was done…all washed up with no potential to earn money in the future. (Probably, the only true thing he ever wrote!)
One of the jurors on his trial had to be expelled from the case for lying about his prior arrest record. When everyone was asked to leave the courtroom so they could ask about the juror’s criminal history, he was overheard telling the judge he was accused of rape when he had sex with a prostitute and refused to pay her the agreed rate. She later dropped the charges, yet he didn’t disclose the arrest up front. Brugnara was later found guilty once the juror in question was removed and the replacement lady was brought in, because the guy who Alsup removed wanted to vote not guilty. He screamed Brugnara was “innocent because he was Italian” He also screamed the jury was prejudice against Brugnara because he was Italian. (If you haven’t guessed, the crazy juror was an immigrant from Italy or close to it).
They removed him and took him to the hospital for a psych eval. In true Brugnara fashion, he approached the juror before his removal…clapped his hands repeatedly in the guy’s face and told him, “you’re not helping me here!” Alsup gave Brugnara an additional 90 days for contempt for that stupid stunt. Brugnara racked up over 470 days in jail for contempt! How do you not posses any self control Mr. Brugnara?
This guy may have had a moment of brilliance in his past, but whatever he’s been smokin’ over the years has made him look worn and old, way older than his years, and crazy as all heck. Brugnara gives new meaning to the term crazy eyes – they’re black, cold, and dead. Sorry Luke, I guess you’re luck just ran out!
