Plans to level the Barney’s Auto Center shop at 986 South Van Ness Avenue, between 20th and 21st Streets in the Mission, and build nine (9) condos upon the 5,222-square-foot site are in the works.
As massed but yet to be detailed by Winder Gibson Architects, the proposed four-story building would rise to a height of 50 feet with a basement garage for six (6) cars and nine (9) bikes and the nine condos would average a little over 1,000 square feet apiece, ranging in size from a 568-square-foot one-bedroom to a 1,375-square-foot three.
The project team had originally toyed with the idea of retaining the existing structure on the rear of the site, building five stories within the same 50-foot height limit on the front portion of the lot and squeezing 12 units across the building’s five floors, which would have required an inclusionary housing allotment, but those plans appear to have been abandoned in favor of the plans and higher ceiling heights above.

Great to hear. This lot (including the corner lot which was built up in the 70s I believe) has been some form of a service station for nearly 100 years. It deserves a lil love.
I’d like to see the 12-unit version, or better yet, a 7-story density bonus project with a couple affordable units. These attempts to stay just under the 10-unit threshold to avoid providing affordable housing leave a bad taste in my mouth.
