Having hit the market seven months ago, a number of the 22 condos at 6 Mint Plaza quickly closed escrow as priced. And this weekend, prices for units in the building were cut up to 9 percent ($101,000) for a $1.15 million two-bedroom and $146,000 (5 percent) for a $2.75 million three.

This area is still sketchy at night with too many homeless, crazed junkies. Maybe it will change in the next 5 yrs. once the old Chronicle building area is built up.
Supply and demand in action. If you build it (housing), they (prices) will come (down)…

I toured these units. they suck, and were way over priced. not surprised….I had zero interest in living there!
Way overpriced for the neighborhood and the lack of views even at 1.15 million. The two bdr 1 ba unit is only 805 sq ft, which at 1.15 is $1432 sq/ft
What about the plaza? Can anyone give us a field report? Are the orange chairs still there or were they just a temporary art installation?
Last time I walked through it was in sorry shape compared to when the plaza opened. Orange chairs were gone, and the place felt windswept and a bit sketchy.
They still put the chairs out, but the plaza has changed security companies many times over the last year and so the implementation has been a bit haphazard.
Originally I believe the Mint (as a museum) and the restaurants were supposed to pay for the plaza, along with HoAs from the residents and a few event rentals per year. However the lack of restaurants and a museum have made the plaza budget a bit lower than expected.
Hopefully now that ORO has moved in and a new Japanese restaurant will open early next year, the plaza will be both more used at night, and have the income required for better security (2 guards.)
Yes, when I walked by I also noted that many of the retail spaces were empty. Chez Papa was there, but closed quite a long time ago, right? Glad to hear things are looking up…the space needs to be activated.
Lack of views out, yes, but not necessarily to look in.
I used to work across the alley and many of the bathrooms in the building that faces 5th Street had the same large industrial steel sash windows that the rest of the unit had. Nice big windows they are, but many of the young tech residents didn’t feel they needed to bother with window treatments. Absolutely nothing left to the imagination.
The orange chairs are still there during the day.
A crazy tall hotel was built south west of mint plaza. Too bad because it blocks significant amount of sunlight.
This project was originally built out several years ago and the units were leased. They are now renovating and selling a few at a time, but they generally look like used rental apartments. The common areas are threadbare and dated. The Plaza is dreadful and unavoidable as parking is at the Pickwick Hotel I believe.
UPDATE: The list price for 6 Mint Plaza #602A, the three-bedroom referenced above, has just been reduced another $104,000 (4 percent), they’re now asking $2.495 million with an official “1” day on the market and “0” reductions having just relisted the unit anew.
