The sale of the 266-square-foot “cozy cottage” at 527 Morse, one of the smallest single-family homes in San Francisco, has closed escrow. And while the Crocker Amazon home which sits on 1,355 square foot lot with a storage shed in the front yard didn’t fetch its original list price of $379,000, it did sell for a reported $335,000 ($1,260 per legal square foot).
The property, which is theoretically zoned for building up to 40 feet in height, previously traded hands for $89,500 in 1996.
The headline doesn’t ultimately make sense, because it’s all lot value. But still…that doesn’t look like a particularly desirable lot and THAT says a lot about our real estate market.
If it’s older than 50 years old the house will be deemed a “historic resource” and condemned to remain intact for the foreseeable future. That is, until a mysterious fire ravages the lot and causes total destruction to the building beyond repair…..or the building is placed on temporary jacks and slides off the jacks during the rebuilding of the foundation.
Anyone know if the buyer’s last name is Murphy?
That storage shed sure looks like an earthquake cottage to me.
