As we outlined back in early 2015, after which it sold for $4.65 million, the 1880s-era Italianate at 50 Buena Vista Terrace was rebuilt, remodeled and modernized – including the garage addition, air conditioning, solar and lower-level expansion – without being stripped of its original character and class.

And the 2,820-square-foot, four-bedroom home, which “transcends expectations,” with “soaring high ceilings, dramatic entertaining spaces…and a stunning collection of outdoor areas” has just returned to the market listed for $4.75 million, a sale at which would represent total appreciation of just 3.2 percent over the past 9 years on an apples-to-apples basis, save for some further design upgrades.

If you think know the market for homes in “the highly coveted” Buena Vista Heights neighborhood and/or inspired San Francisco Dwell-ings, now’s the time to tell. Keep in mind that the frequently misreported index for “San Francisco” home values is “up over 70 percent!” over the same period of time.

  1. I don’t think I “know the market” for SFH’s in this neighborhood, but I’ll guess $4.5M. If the best offer the seller gets is what jimbo said, then the sale won’t close and it’ll be taken off the market for a while.
