While the inventory of homes for sale in San Francisco doesn’t typically start ticking up in earnest until after the Super Bowl has been played, the number of homes for sale in the city has already increased 65 percent since the end of 2018 and is currently running 48 percent above its mark at the same time last year (versus having been 13 percent lower on a year-over-year basis on Monday, February 5, 2018).
At the same time, the number of homes in contract to be sold in San Francisco has been down an average of over 20 percent on a year-over-year basis since the beginning of the year while the average list price per square foot of those homes in contract, which is currently running around $950, has been down an average of 4 percent.
