1150 Sacramento Street

While we debunked the misreported flip of a two-bedroom Nob Hill condo at 1150 Sacramento Street last year, the unit has since been flipped for real and $515,000 more.

Purchased for $1,740,000 a year ago last month, following a family’s 20-year hold, the 1,789-square-foot unit #202 was then renovated with a new kitchen, bathrooms, lighting and hardwood floors.

A few of the before and after pics:

Following the renovation, the unit was listed for $2,198,000 in March. And yesterday, the resale of 1150 Sacramento Street #202 closed escrow with a reported contract price of $2,255,000.

  1. I prefer the before photos, assuming they’re the ones shown first. The bathroom especially went downhill.

[Editor’s Note: They are, hence the “before and after” versus “after and before.” And note the new “hardwood floors.”]

    1. Prefer the new kitchen (although not sure about functionality) and prefer the new Living room, which better emphasizes the curved window wall, but the new bathroom looks like a mediocre hotel bathroom!

  2. The before and after bathroom pictures are a head scratcher – neither looks very good. It looks like the beige limestone floors they removed from the public spaces was re-purposed as the new bathroom wall tile. But I assume in reality the old beige limestone tiles were sent to the trash bin and briefly passing by the new beige limestone tiles in the service elevator.

  3. As this unit looks to be street level, there is another residential unit(s) below this level with a rather creative, subterranean two-floor floorpan, with only very high windows at the street level from the living area. Below the balustrade visible in the first photo.

  4. ‘…a year ago last month.’ Really? Some of the intro paragraphs are unnecessarily wordy and try to be too cute.
