  1. This seems wildly underpriced. Corona Heights. Free standing structure. Style. Views. I would be surprised if this didn’t go by 20+% over asking.

  2. I had been thinking about the whole underpricing versus pricing correctly debate — it seems underpricing works better not so much it creates more demand (true) but more like being understated. If you have two equally smart and intelligent people in the room and one is elegant and understated, while the other is brash and arrogant, who would you gravitate towards?

    1. The main benefit of underpricing, at least from an agent’s point of view, it that it ensures a quick sale. In a cool market with offers slow to come in there is some conflict of interest between an agent’s desire to maximize the value of their time and the sellers desire for the best price. In a hot market with buyers ready to pounce, there’s less conflict there.

      I think someone did a study a while back comparing how agents price homes for clients vs when they sell on their own behalf. With their own homes they tended to price higher and wait longer to hold out for the best price.

  3. This place is done very well, but it is extremely tiny. Would be fine for one person, or perhaps a couple, who have no possessions other than clothes, a few books, and dishes. It is not really in Corona Heights but in a nowhere-land that is not that conveniently located to much. Not a problem for someone pretty young with no kids, but you’d need to drive or walk/bike a lot for just about everything. I would have loved it when I was 25 and single. A million bucks? Maybe, but that would be absolutely crazy imho.

    1. it’s a half block from a 37 Corbett bus stop, 2-3 blocks to the 33 Muni line, and a ten minute walk to Castro and Market.

  4. Looking at what 442-A Collingwood goes for (multiple offers well over asking, all cash) will be a good barometer for this property… Anyone know the final sale price for Collingwood?

  5. This place is really lovely and I may even be able to overlook the outdoor laundry situation however having to slog upstairs in the middle of the night to use the bathroom is a dealbreaker for me. Otherwise great use of space.

  6. This house was on Houzz some time ago. To see it on sale makes me wonder if the design is really that great or satisfies needs that well if the owner is dumping it after only a year or two.
