One of two newly-constructed Bernal Heights homes which share a four-car garage serviced by a turntable to shuffle the cars, the 2,250 square foot home at 60 Peralta has just hit the market listed for $1,938,000.

As originally proposed, two two-unit buildings with a total of 1,495 additional square feet of living space and an extra floor at 60 Peralta would have risen across the 54-60 Peralta Avenue site, but those plans were opposed by both neighbors and the Bernal Heights East Slope Design Review Board (which was concerned that having only one parking space per unit would have increased the burden for on-street parking in the neighborhood).

  1. Turntable seems cool, but I am having a little trouble visualizing how it works in practice.

    If you are one of the ‘rear’ parking spaces in the garage, you drive in head first, park on the turntable and then spin your car around and back into your corner facing out? (Is that it?)

    Would be cool if there was a little animation to show how it works.

    Otherwise, house looks great. Maybe seller should pony up for the stackable washer/dryer to ensure the house has one that fits in the space provided etc..

    1. The turntable allows you to easily achieve the proper angle for however you’d like to park, though most would choose to park head-first and leave the garage head-first. You could probably do the same thing without it, but it would be really, really tedious (and quite possibly dent-y).

  2. They don’t show us, but I assume there is something very steep and twisty about the approach to the garage from the street the makes it very undesirable to try to back up it in reverse when leaving.

  3. Standard SF practice: restrict the housing supply (and drive prices ever-higher) in order to boost parking supply (and keep prices low, or even zero).

  4. I live in Bernal and everyone on our block that has moved here in the last couple of years only has one car. the only people that seem to have multiple cars (and usually no garage..lol) are the ones that have lived there for decades. #justsayin

  5. UPDATE: The sale of 60 Peralta has just closed escrow with a reported contract price of $1,960,000, roughly 1 percent “over asking” and $871 per square foot.
