We’re not sure it’s a fair fight, but with the “modern architectural view home” at 118 Elsie having just hit the market listed for $1,295,000, a reader suggests a bare knuckles cage match with the contemporarily rebuilt 1687 Alabama Street which hit the market last week listed for $1,249,000 but has since been raised to $1,299,000.

  1. I give credit to the stager for deciding on a minimalist aesthetic and then faithfully carrying it out over the entire interior, even if I personally prefer closed cabinets in kitchens (this place isn’t a loft).
    Well done, Mr. or Ms. Stager. Less is more.

  2. I prefer the location of the Alabama house. Being so close to Precita Park is a huge plus. It’s turning into a smaller version of Dolores Park / larger version of South Park. The immediate area I can only see getting more desirable over time.

  3. Bigger views on Elsie Street. Plus the west Bernal views are very dramatic with the fog billowing over twin peaks at night. Looks like more space too.
    But I agree, the location on Alabama is much more desirable. Elsie is really not very walkable at that point.

  4. From the photo of the facade I was excited for this house…but after looking at the floor plans not so much. The flow is awkward with lots of jogs and steps on the first and second floors.

  5. I agree with inmycountry, the exterior is nice, but I’m not as impressed by the interior/finishes. Seems rather bland, but maybe that is because I am a fan of more traditional interiors in general.
    I’ll be curious to see which property (Elsie or Alabama) sells for a higher price.
    On a related note, does anyone know if a permit is required to attach a pergola to the front of your home, as is seen here?

  6. Saw the Elsie property this Sunday. Not a fan of the lay-out, and wondering if the views will make up for the awkward-to-me spaces.
    Wife calls Elsie $1.45m and Alabama $1.35m. I am with her on Alabama for $1.35m but Elsie at $1.3m.

  7. ^ Hahah, magic, isn’t it. Although I wonder if we should apply the “Price is Right” rule of no overages. In that case, I win (in my mind)!
    We’re now awaiting the results of Alabama. Wondering why it’s taking so long.

  8. Still waiting on 1687 Alabama to close.. they seem to be taking their sweet time.
    But in the meantime, elsewhere in Bernal, 74 Banks went pending asking $1.2mm, 200-2 Anderson went pending asking $1.3mm, 220 Elsworth went pending asking $1.2mm, 20 Massasoit went pending asking $1.275mm, and there’s four others pending between $850k and $1mm. Wow. That’s got to be a record for Bernal.
    Why?

  9. $887 per square foot…wow. Nice house, but I was not expecting to see Noe prices at the south end of Precita Park.

    Interestingly enough, 74 Banks closed at $1.25m, 200-2 Anderson at $1.475m, and 20 Massasoit $1.35m. Quite impressive, I think.
