Following a “ground up” remodel in 2002, the single-family home at 350 Valley sold for $1,135,000 and then again for $1,230,000 just fifteen months later in December 2003.
In late 2009 the three-bedroom returned to the market asking $1,620,000 before being reduced to $1,499,000 and then withdrawn from the MLS at the end of that year.
In early 2010 the property was first offered for rent at $5,800 a month before being listed anew, last asking $1,429,000 before being withdrawn from the market that April.
Today, the Noe Valley home was listed for $1,395,000 with transfer of possession at close of escrow (i.e., no tenants in place).

  1. Just based on the listing history I think this is marginally overpriced…I predict it will be sold for just under asking or withdrawn again.
    That outer noe area (around 30th and Church) has been really a hot bed of activity for buying and selling over the last 7 or 8 years.

    Well, it’s surrounded by hills for the most part, so that one is guaranteed not gonna stick.

  3. Well, $770 psqft, in this price range? Sight unseen, unless there is a big fault that’s not depicted, in this market, and in this area, it sells instantly fot at or anound asking IMO.

  4. Modest SF for a 3 br. North facing yard, shady deck.
    Sort of a windy part of Noe.
    I predict $695/ sf. or $1.265m

  5. the bedrooms are funky – as soon as you walk in the door they converted the front living room to a bedroom. the other two are downstairs for a reverse floor plan.
    it’s been quite some time since i was in the home – probably the first time it was listed and withdrawn – but i recall expecting to love it, and i did love the open kitchen to deck, but the bedrooms really kill this place

    Interesting that it wouldn’t sell in Dec 2009 for $1.499 but it will go for $1.460 in Sept 2011.
