According to the selling agent-owner in 2003 when listed with 2,100 square feet, the “rooms down [are] unwarranted.” According to the listing today at 1,575 square feet, there’s an “InLaw (w/ some [unwarranted] work).”

My favorite part of this listing is picture 9. The way the image is composed with the commode in the corner really draws one in. The fact that the lid is up enables one to imagine one’s self engaging with the facilities.
Seriously – this seems like a good price for this close to West Portal. Interesting way they slipped an extra street in there between 15th and 16th. Makes for a small lot.
The sale of 2321 16th Avenue closed escrow today with a reported contract price of $745,000, officially “over asking” but 6.8 percent ($55,000) under its 2003 price.
