As plugged-in people know, Moises Alou paid $1,875,000 for the rebuilt house at 1470 Noe in March 2005 and sold it for $1,865,000 in January 2007. Two years after that the contemporary Noe home traded for $1,850,000 in March 2009.
And yes, 1470 Noe is now back on the market two years later and listed for $1,849,000.
Assuming a sale at asking, approximately $370,000 worth of brokerage commissions will have been generated from buying and selling 1470 Noe over the past six years (while the value of 1470 Noe itself would be $26,000 less).

This is why I hate Noe Valley. >:-p
Looks like a stack of trailers with the top one surprised at having landed on the lower one.
A semi-trophy home is being sold every 2 years. It still finds buyers to play the game. A real salesman wet dream.
Wow this is real brain-teaser: where does the original house end and the new addition begin? Hmm… I just can’t figure it out.
That’s a lot of churn on one property. Each owner was basically paying $4500/mo in commissions alone. That is outrageous but what can be expected when you hold for a short period.
I saw it when this renovation was first on the market on 2005. It seemed like quality work done with an entirely new foundation and rear retaining wall. There have been some minor changes but mostly this is an apple. Though I didn’t bid Mr. Alou would have beat mine.
There are nice views from the top of the back yard too.
MLS listing is here
If it sells at asking, the numerical progression indicates that the 2013 price will be around $1,837,000. This, of course, does not contemplate the bidding wars sure to erupt after the Twitter IPO…
That’s a lot of stairs to climb when bringing home groceries.
if there ever were an apple where peeing in the pad dropped the price, this is it
I know EXACTLY when and how much this will sell for again in the future. BUT I won’t tell you the answer!
Must be kind of a janky fireplace-insert thingy for them not to extend one down to the master br.
What’s so wrong with this place that no one wants to stay in it. Is it haunted or something?
“Must be kind of a janky fireplace-insert thingy for them not to extend one down to the master br.”
Huh? From the floor plan and photos there appears to be a fireplace in the master br. So not sure what you are talking about.
The master bedroom is the old living room (hence the fireplace). The new living room is set back, so it’s aligned above the back bedrooms. The bedrooms exist in a split level between the lower and upper levels. This place is a crazy hot mess!
This property already got into contract.
