  1. The lighted entry tube made me wonder whether this was a bachelor loft. Then I saw the built-in living room basketball goal.
    I have no idea what this will eventually sell for. Hopefully the seller will find a buyer with the same requirements.

And if the buyer keeps the arrangement as shown by the stager, I guarantee that within the first thirty days, a guest will try to shoot a free throw, the basketball with bounce off of the backboard and crash into the investment-quality collectible art pottery on the coffee table or end table on the left-hand side of the couch.

  3. Thanks for the flashback – I went to a dot-com party here about 1999/2000. I hadn’t been living in the city for very long then, and I remember being struck by the contrast between what seemed to be a dark, nondescript alleyway entrance and the impressiveness of the interior space. If I remember correctly, at the time it was also serving double-duty as some company’s offices.

    It’s a 3 unit building apparently. Wonder how the neighbors feel about the club quality sound system. Or were all 3 units combined to create this unit?

  10. Why aren’t there more properties like this elsewhere in the city! All the cool new construction is ALWAYS in the least desirable locations in SF.
    Any way to stay on top of new construction like this?

  12. the raw space is quite striking. Soaring roof, graceful curves, great contrast between concrete steel and wood.
    the “decorating” is a talking point I guess. There’s not a jock on Earth who would want that Basketball hoop like that. It would be tempting but you could never use it. Same with the multiple cathode ray tube television sets set up to make a “big screen tv”.
    but despite the decorating, the photography gives this place a sense of presence and space… well done.
    I personally wouldn’t like a main living space that has no windows (only skylights). the kitchen is small but serviceable and has a great work triangle.
    in sum… it’s a very cool space that someone dorkified trying to make it hip. the dorkification can be easily remedied and this would be a perfect space for those who don’t like looking outside much.

    By two or three orders of magnitude.
    Aside from the awful entry, the hoop and the tic-tac-toe-tv, it’s sort of interesting. Certainly has ceiling height going for it.
    I don’t quite see who the market is though. I didn’t think there were still many 20something intertubes gazillionaires wandering the streets.

  14. I love how the pics show the closest neighborhood clubs. That was the question I had – yes, it’s guaranteed to get you some action but how close is it to a target rich environment? Thank you for answering that so quickly.

  15. eddy – it looks like some sort of tropical hardwood and it weathers to a gray color over time unless oiled regularly. It is much easier to oil a deck compared to a facade because it is a horizontal surface so the maintenance issues are not nearly as much of a problem. You can oil a 500 sq.ft. deck in about an hour if you don’t mind wasting a little product through the gaps. A facade on the other hand requires ladders or scaffolding and you can’t work nearly as fast.

  16. Very cool place and the neighborhood is actually not bad. Love the roof deck. It looks like the place actually has 3 baths though.

  17. I saw 110 Freelon this weekend.
    It could best be described as “Cool Loft Lite”.
    It’s just a thin tin shed, which comes off as a bit cheap. It weighs nothing, so the trusses required to hold it up are thinner than what you see normally. The result is sort of a cheap feel that doesn’t come across in the photos. The kitchen is somewhat dated and nothing special. The multi cathode ray tube TV arrangement is ridiculous and far past its prime.
    The entrance and first floor come off as too cheap, but the two bedroom levels have three spacious and nicely done bedrooms. However, they all face the street and I have to believe it’s noisy.
    The biggest problem is that there is no bathroom at all on the upper level, and all three bedrooms share one, that’s right, one bath.
    There is a full bath next to the kitchen, with this very cool temperature control computer with presets for the shower, but it’s down a flight of stairs and across the building from the bedrooms.
    The deck is nice, but it’s right at the level of the freeway and not that far away, so it’s a bit noisy.
    Pluses are the big airy main space, which looks larger than the photos, a big private garage and the skylights. The one bath for the bedrooms is nicely done.
    One of the other units is adjacent and the other unit is next to that, so you only share one wall. The sound system didn’t look powerful enough to blast the neighbor.
    Nice place overall, certainly one of a kind, and targeted for someone with enough insecurity that they need to overpay to prove to everyone that they did. Not worth that price to me because of the cheap feel, dated features and poor design, but someone could easily like it.

    It should be noted that it’s always a good idea to check the stats when the Realtors on this board get cranky. Hmm, the Redfin numbers for March are out and they are NOT good.
    Sales DOWN Year over year. Median Price DOWN year over year. Price per square foot DOWN year over year.
    I think I’d be cranky too when the market is crashing. Every statistic on redfin is DOWN year over year.

    CRASHING is an understatement. What a disaster! Whenever he looks like he’s off his meds, I ALWAYS check the stats. They are always a catastrophe when he acts like this. And they are certainly a catastrophe now.
    Bad news for prices and commissions is good news for buyers willing to wait.

  22. Went to the open house last weekend. Quite a crowd, who, like me, just wanted to see this unusual space. Unlike others, I thought it seemed smaller than in the pictures – but more livable. No idea why there’s a basketball hoop or nine tv’s. While there are technically three bedrooms and two bathrooms this place would really only work for a single person or couple. I like the location – I doubt there’s much street noise, but it’s close to many things (not close to the Ferry Building at all despite the “neighborhood” pictures). Bottom line – I would live here in a heartbeat, but the price seems pretty out there. Maybe it will be bought by the very chic and wealthy looking older couple I saw for their spoiled children.
