Apparently you can have a “green” [sic] house without Dwell-ing it. However, the design here is a bit awkward in places.
From the floorplan, it doesn’t look like this is a 5/5 any more, does it? It’s a 5/3 with 2 half-baths, right? The 3rd bedroom on the 2nd floor has an attached half-bath with no easy access to a shower without going upstairs or through another bedroom. Also, the 2nd bedroom on the 3rd floor has direct stair access? That is strange, although perhaps a code issue.
On a side note, was it too foggy that day to provide a picture of the GGB view? And why oh why do you need to use lens trickery in a 6300 sqft house?
It’s a 5/4.5. Th third bedroom does have a shower, as per both the description and the photos. From the orientation, it appears to be under the staircase to the third floor, and omitted from the (poorly drawn) floor plan.

Excellent price for a south side Presidio Heights home. Nina has another home on Jackson coming up for 8… Again, south side of the street, so I think the price is too high, but it wouldn’t surprise me if it moved in the 7s.. I look forward to seeing the interior and the garden.
One thing I’ve seen Nina do it the past, and it’s really smart, is she definitely stages her listings to avoid competition. It’s no coincidence that 3385 Jackson shows up on her site just as this one closes escrow. Well played. I suspect 3385 has some great views from the pent level. That is a good block with a good angle on the GGB.
I also think they pulled down the coming soon listing for the Sacramento St SFH based on my comment about it on here elsewhere. Sorry about that.
3385 JACKSON is a great Tudor house.
Both of these are standard issue luxury real-SF houses in Presidio Hts, holding their value very well. Located on very good blocks without too many multi-unit buildings.
The houses that seem to be falling in price are those which have some problem which cannot be fixed, like Gough Street or Castle Alley.
ERROR. 3385 Jackson is a relatively new house. It used to be part of an empty lot on which three houses were built.
I was thinking of the one next door, 3375, which is a great Tudor house.
The pics are up for 3385 Jackson. I’m not impressed – at all. The kitchen is tragic…
