The very first comment from a plugged-in reader with respect to 207 Maple a month ago when the Presidio Heights property first hit the market asking $2,950,000:

A+++ location… Is this underpriced? That seems REALLY low for a corner lot in ultra-prime Presidio Heights. Maybe it’s really small. Could go over asking.

Twenty nine days later the sale of 207 Maple closed escrow with a reported contract price of $3,310,000 (12 percent over asking).

  1. I noticed how the sellers’ agent’s sign outside this house has been replaced with the sign for the agent representing the buyers. Is this a new trend or something I’ve been missing for a while?

  2. hmmm you mean did the buyers agent go to the seller tell them let me list it and Ill bring you an offer for over asking? or was the offer first then the double-ending?

  3. So much for all the naysayers. Based upon the majority of comments on the previous post, you would have thought that the price would be closer to $330k than $3.3mm. Even the first comment to this post shows the negative bias.
    [Editor’s Note: Really? You might want to reread the majority of those comments (or rework that majority/minority math).]

  5. So what was the final $/psf on this home. I’m pretty impressed with this sale and good job by the listing agents. I do think that this homes needs a fair bit of work and by the time the new owners update the kitchen and baths they will have sunk a lot into this home. This is a good empty nester home for sure.

  7. I think they got this property on the market at just the right time. This market is starting to freeze up a little bit. There are too many homes that need too much work on the market right now in D7, and there are many more on the way. Are buyers starting to balk a bit at fixers? I don’t know. Anyway, the location was the deal closer on this one. Even without the yard, I can totally understand jumping on this.
    Also, on a totally unrelated note, I’ve been meaning to change my screen name for a long time now, and these seems as good a time as any. I’ve had “sleepiguy” as my e-mail since the late 90s and I’m bored with it… It’s time to move on!

  8. The listing agent’s sign will stay on the property until close of escrow. The selling agent’s sign goes up when the property closes, if the buyer agrees. Not a new trend.

  9. I guess its a good home for anyone. I really like Presidio Height and I guess lots of other do.
