74 New Montgomery #305 Living
While the two-bedroom 74 New Montgomery #502 remains available at $945,000 (24% under its un-upgraded purchase price in 2008), a tipster notes a one-bedroom resale (74 New Montgomery #305) has also hit the market asking $485,000 (12% under its purchase price in January 2008).
We’ll assume the shades are drawn to simply show off the upgrade, or for the purposes of photography, not to hide the views.

  1. I showed this building to a client last year. They love it.But bought somewhere else because it didn’t have parking.
    I see that the listing agent says that #305 has one car parking and it’s not leased. He also says that the heat is wall heaters. I don’t remember those either.
    Can someone verify either of those features? Thanks in advance.

  2. The one bedroom units have a three year prepaid parking deal under the Paramount Building next door. Prepaid by the developer. Only a select number of two bedroom units have deeded parking under the building.
    The units have wall heaters in the living rooms and bedrooms.
    I live in the building and they work fine. I have only needed to use the heater twice in the last year. Well insulated building and units.

  3. The other mistake I noticed with the listing is it says The Montgomery has 166 units … it actually only has 107 units.
    And yes, all the x01, x03, and x05 units have completely blocked views on the southern-facing windows (although the x01 units have unobstructed views to the east).

  4. The building is only 8 stories tall (originally 7 but added some penthouses on the roof) so its views are somewhat limited. The best views are the x02 units and the penthouses. The x02 units have 7 large windows – 4 with unobstructed views to the north and 3 to the east (although those units don’t have the best 2 BR floor plan IMO). The x01 units on the higher floors have “peekabo” views of the Bay Bridge. All the units on the Jessie street (north) side have views of the Palace Hotel and great natural light.
    On the south/alley side of the building the views differ greatly by unit location. The 2nd and 3rd floors all have completely blocked views, but the x07-x17 (all odd #s on that side) units at least get decent natural light since the sun isn’t totally blocked (the x01, x03, and x05 units are all blocked no matter what floor you’re on). The x07-x17 units on the 6th and 7th floors have views of SFMOMA (back side), St. Regis, Mission Street buildings. Those same units on the 4th & 5th floor have good light but looking right at mechanical equipment on the roofs of the lower buildings across the alley.
