  2. Damn, you beat me to it. I was wondering if Hell’s Angles was some sort of reference to walls and floors that aren’t perpendicular to each other.
    Or maybe it’s a geometry club for really tough geeks?

  3. The kitchen is very nice, but the bathroom is clad in $.50 tiles from Home Depot. I used that exact same look/tile for a bathroom I remodeled for $2500 total including the resurfaced bathtub. I expect more from a home at this price point.

Though I myself prefer those “Dwell” kitchens and interiors (for me, less is more, just look in my closet) but have to say that kitchen is really nice. 5/3 (lovely master) on a classic street with some design highs and lows for $2.595m seems like a no-brainer. Congrats to the lucky buyer of this house.

  5. Very nice, but over $900/ft in this area? Is this normal? (I have no idea) I wonder if the sq footage includes the attic space?

  6. Yeah…that style of range hood (also seen in that Vallejo property) is nice.
    If I ever had a kitchen to remodel, I will keep that in mind.

  7. this place is nice and attic is def part of the sq ft and therefore the price per sq ft. I think this place will sell for over asking and will be a grand slam to the seller and a nice home for the buyer. But I do think it’s a high premium to pay in this part of town. I’d be sure to have the plumbing and electricity checked out throughly in this place.

    why do you think the attic is part of the sq,footage?
    my bet is that it is not. the two main floors of this place are around 1400+ sq.ft. and the attic is a bonus.

  9. I’m not sure about the pricing, it’s not ridiculous but I don’t expect overbidding here. The location is too close to Height st. There are plenty of gorgeous homes in this area, especially on Page st and near Buena Vista, but the only area that is “safe” is few blocks south. This isn’t ashbury hts nor cole valley, so there will be a discount. Baths don’t seem that attractive to me. If sqft is correct, I’d expect to pay closer to 800-850 psf.

  10. I’m with “someone” on this. You usually need to be farther up the hill south, and have views, in order to get into the 900 a foot range. That said, they’re well under $3M so the asking price might be palatable to a pretty sizeable group of buyers.

  11. the bedroom is in the atic so i’m sure it’s part of the sqft.
    this house will test the theory of how a well done house can command a premium in this market.

    that kitchen is nice. the problem is that the attic is half good and half not so good with a silly little bathroom. otherwise it is well done and clean. i hope they can get their price.

  15. Top floor seemed claustrophobic for the price. View from rear room. Interesting to read the kitchen comments as this goes against the open/island kitchen trend.

  16. god, I hate that kitchen..it looks like the inside of a French whores dressing room. why do people love all this fake period crap even inside of a beautiful Victorian.
    my opinion: keep the beautiful coved ceilings and crown moldings but juxtapose an elegant, minimalist modern kitchen into that space.
