While it’s not much in terms of curb appeal, we’re digging the decks, greenhouse, and eucalyptus trees behind 1028 Ashbury (and it’s not looking too shabby on the inside either). On the market for six months, it’s been reduced twice (total of $296,000 or 15.6%) with the last reduction occurring two months ago (advertising “New value pricing for immediate sale!”).

This house really needs a site visit to understand what is going on and why it is logical that this would sit on the market for so long. That side (east side) of Ashbury Street between Clayton and 17th is tight against the cliffside of Mount Olympus above it. The flat “buildable” lots there probably looked like those skinny Octavia Blvd lots before they were developed. I do not think you even get windows on the backside of this house until level three, and those would be the ones at the bottom of the stairs in the rear yard photos. In some of the garages on this stretch you see the natural rock face of the hill as the back wall of the garage.
Don’t need a site visit: look at the photo. You can see the cliff 10′ from the back of the house.
