Shoreline Exterior
A tipster toured the Shoreline last weekend and is kind enough to share his notes:

Apparently 5 of the 9 units are sold, leaving a 2-bedroom ($1.3m) and 3 1-bedrooms ($850K-$970K). Scheduled completion is late September.
Many of the design decisions were very refreshing given all the large, cookie-cutter projects. Each floor is 5 feet shorter on both sides allowing for nice deck space. Finishes are high end. Master bathrooms are over-sized with tubs and showers (no granite or marble!) (identical to 5 units at Glassworks). Parking is at 200 Brannan for around $100/month. The location is actually quite nice. It’s in the vicinity of some great properties (Oriental, 301 Bryant, 355 Bryant, 200 Brannan, 1 Federal, Cape Horn). The Bay Bridge noise is not too bad outside and silent inside. And even though it’s only three stories, it’s on a small hill so the top 2 floors get some bay views.

The Shoreline was developed by McArdle Interests and ACHILL design + development, and as our tipster also notes, it’s sporting a “flashy” new website which includes more photos, floor plans, and an overview. And while we’re big fans of the development, that initial site navigation (and noise) just about drove us insane…

  1. It’s a great development. Finishes are top notch and it’s amazing how much you don’t hear the Bay Bridge. My only gripe is the size of the units for the money…975k for a little less than a thousand square feet (but with a killer deck) and 875k for 920 square feet (really feels small). They both feel a little boxey and small and the master bath is a little too big to accomodate a big soaking tub that for many of us, is a waste of space. Also, in the bathrooms, I’m surprised that with that much wall space for the vanity that there’s just one vessel sink. Double sinks would have been great. Otherwise, really well done. Definitely better in finish quality than 188 King, but more $$$ per square foot. I love the fact that there’s only 9 units in the building but it is also a little weird how you enter into the 200 Brannan garage to the 9 spaces reserved for Shoreline that are purportedly near the elevator. What’s unusual is that there’s a garage entry directly below Shoreline, but it’s for the use of the small commercial building directly next door.

  3. I’ll bet your “tipster” works for the developer. I went there Sunday. There’s very little that’s finished, some decking (underneath cardboard), some cabinets, partial bathrooms–hard to see how great the finshes are.
    The units are long and narrow, the decks are OK, there’s not that much light since the building is sandwiched between a bunch of other buildings. Your view from the inside are mostly of buildings next door or rooftop ducts.
    Maybe when it’s done it’ll be more impressive. For now, I think there are better (and cheaper) buildings.

  4. Righ on Mike—my thoughts exactly. I went there today also and really question the decision to have people going through while it is still a building site and several months from being finished. Extremely expensive I thought for the space. Surprised that there was not even a decent mock up-as with one rincon-and overall really hard to get a handle on the finishes since they are not there yet. Also, the agent there was pretty clueless about said finishes!!!

  5. We also took a tour this weekend. We’ll reserve judgment on the light and finishes until the windows are uncovered and construction is complete (September seems mighty aggressive), but we have to admit that we were a bit disappointed by many of the “rooftop” views/vistas as well (considering the price points). That being said, we liked the “great room” design of the living space, the decks are a nice feature, and we have no real qualms with the general location.

  6. FYI- I’m the SocketSite tipster, though I used my real first name in that original post. I assure you I am not working for the developer. I’m actively in the market and I stand by my comments regarding Shoreline. I went again yesterday and I love the same things about it that I mentioned in my first comment on this stream. I think the finishes are outstanding…I like the fact that there’s only 9-units in the building…but I also think the six-foot soaking tubs are wasted space, we’d prefer a second sink in the master bath and have concerns about the parking easement in the 200 Brannan garage and most importantly, can’t get used to the idea of paying over $900/sq ft., but again, want to make it clear that I am in no way associated with the development. I’m not even in the RE business (although I was a mortgage loan broker in L.A. in the late ’80s; the absolute WORST job of my life!).

  7. I didn’t look at many one-bedrooms, but the two-bedroom is great. You won’t find better finishes in any other new development or resale condos (unless the owner has upgraded on his or her own.) There are a lot of cookie cutter condos out there, so I think smaller, luxurious boutique buildings like this will really stand out in a positive way.
    As for there not being a “decent mock up” as at One Rincon –dude, they spent like one or two million dollars on the sales office for One Rincon. Shoreline just has nine homes! And really I didn’t have difficulty at getting a clear idea of what it will look like once completed.

  8. Damion–dude–one does not need to spend 2 million dollars to put together a decent model. I had no idea after my visit to the open house on Sunday what the finished product is going to look like, because the building is in shell form and 3 months from completion and the agent that was showing me around seemed to have no clue about the finishes. Dude, there is a big gap between a snazzy brochure and website and a finished product. In addition, as the socket man so wisely notes, with plywood and such over the windows it is just so hard to get a good feel for these units. I still think they should not be showing them yet. So there !!

  9. I was one of the tipsters as well and, like deshard, have no affiliation whatsoever with the developer beyond being a prospective buyer.
    I disgree with deshard on the soaking tub…I think it is quite nice. But definitely agree that a second sink should be there. And, it’s a bit pricey for me but I appreciate that someone is building something different from all the crud out there.
    Adam, it would make no sense to produce a mock up for a nine unit building. If you aren’t comfortable committing based on what you currently see, then, uhmm, you don’t have to.

  10. I’ve been watching this building and also the prices. I went for a visit last weekend and met the agent from South Beach Real Estate. They apparently are now the agents handling the sales. If the prices were $50,000 cheaper they would still be high in the South Beach area. I cant see purchasing a 1 bedroom anywhere in the area right now at their listed prices, but I’m crossing my fingers Santa will be nice and by Christmas they will be a little more affordable.
