Great news if you’re looking to buy (probably not so great if you already did). After four months, four condos in the 18-unit 69 Clementina are still available, and at least two have been reduced in price (by as much as $100,000). In addition, all four are now advertising 6 months of pre-paid HOAs.
As far as we know, this is the first new development in San Francisco to openly advertise price reductions and incentives. There’s nothing quite like knowing that your neighbor isn’t paying HOAs, received a $100,000 discount, and just reduced your building’s sales comps…

In this case it’s not the market, it’s the location. They’re right next to the overpass! Some of the views are nice, but some of them are… well hey, they’re great if you like headlights. Interiors are very nice though.
Actually, the interiors are crap. All the wood edges on the stairs and rails are improperly joined, and the newly-built floor already squeaks. Not impressed.
I’m glad we weren’t the only ones to notice the squeaky floors!!! As well, we thought the kitchens would like dated quickly. Too trendy. The Palms kitchens seem more subdued stylistically…though the more they near completion on The Palms, the more of an eyesore it becomes. Not only do the back units at Clementina overlook the freeway ramp (NOISY), underneath the ramp is troublesome too. Too many homeless folk.
