The adjacent landscaped lot at 342 Collingwood (the “Grounds”) fetched another $1,000,000, for a total purchase price of $4,595,000.
Having returned to the market listed for $4,750,000, the sale of 350 Collingwood and the grounds closed escrow last week with a reported contract price of $4,575,000, just below its 2005 price on an apples-to-apples basis for the Eureka Valley home.
Not surprising that it sold below its 2005 price. the majority of SFRs in the city are selling around the 2004 prices. Should get back up to 2005 prices by end of 2013, pending unforeseen problems
I hope that there’s another sink on the other side of that range, otherwise that’s a pretty large (and obstructed) triangle in the kitchen for whomever is doing the cooking.

And sold for $4.2 million in July of 2013, down 8.6 percent from its 2012 trade.
350 Collingwood is BOTM. it’s a double lot with a greater than 5200 SFT home on one lot. let’s see what they get!
We’d be willing to bet more than $4.2 million, which is what it fetched back in 2013.
For those following this house, it did sell in March of 2021 for $8.6M. And yes: you get both lots for that price. The new owners are now in the midst of an over $2M reno and have ripped the interiors down to the studs. The 2 car garage is being excavated. There is also major exterior work going on, including a demo of the pano view deck. Apparently, they have another SF home, where they have relocated in the interim.
