Purchased as a vacant two-unit fixer of 2,303 square feet for $1,150,000 in April 2010, 179 14th Avenue returned to the market three weeks ago as a redone Lake District single-family home with a garden level “au-pair” listed for $2,675,000 without any square feet.
As the property looked before its down to the studs makeover:
∙ Listing: 179 14th Avenue (4/3.5) – $2,675,000 [zephyrsf.com] [MLS]
That is a significant improvement.
nice reno.
Very nice renovation! It will be easy to find a buyer for this one.
Smells like 3953 Sac St. Over-priced for hood-won’t sell-new agent takes over-sale.
@jimmy-
good call; same primary listing agent as well!
Very nice renovation, but it’s reaching for a huge ROI. Or, the renovation cost a lot of money and made a place that’s out of the range of the area.
There’s one measurement of value if you’re spending money making a home for yourself to live in for 25 years, another if you want an investment. This is in the fog belt in a neighborhood with dwindling businesses. The appeal is only that it is within the SF borders.
And they don’t even provide a handle on the fridge.
Nice remodel, but no way this sells for $2.6 million or even close to that.
You guys realize that 3953 Sacramento sold for $3.2M @ 941psf right?
Yes eddy, understood. I believe the point is that the developer will get no results from current agent, hire a new one, and then sell at reduced $. BTW, this is not a sfr; its a 2u.
3953 was also 2 units. I don’t understand the issue / focus with the agent here, or on the other home.
Dude will still make a few hundred grand profit. Good project, even if it sells for $2.2 mil.
Man, wish I had me some dough…I’d be buying a fixer apartment bldg, no question.
Sold Price: $2,600,000
Not quite asking, but close. 🙂
